Hi,

has anyone on Phase 1 or 2 signed their properties over to Calidona/Roda allowing them to organise the rental side?  If so, did they manage to rent out many weeks, or was the property empty alot of the time?

We have an apartment on Phase 3 and have been told it is a yearly contract allowing us 8 weeks per year.  Roda will take 40% of any rentals and pay monies owed every quarter.  If Roda are renting out many weeks then we are thinking of taking it up.

40% seems very excessive. Do they guarantee any rental income, or is it only if they get bookings?

And they demand 44 weeks availability?

sounds like a poor deal, if you ask me. Most rental deals you set the terms, ie you decide when its available

I believe MRI's is 30% + cleaning costs, they use to charge 20%, but have upped their charge because they link the booking

to a number of other agencies. However its flexible, so if you get bookings on your own back you dont have to use them.

 

 

When we first talked to MRI about rentals it seemed a very good deal - we could still rent it out ourselves when we wanted, we didn't have to use their cleaners when we rented it out ourselves.  All that changed later and they insisted we took their furniture package and I believe they wanted exclusivity for renting it out.  So read the small print before you go with MRI.  They are good at selling things but not so good at keeping you happy once they have done the deal.

Cannot answer for Phase 1 owners as have just completed on Phase 2 and too early to get rental feedback.

If you go with Roda you must buy their furniture package and they require use for 10 months, so depends how much you want to use it. They cannot offer guaranteed rental so could be sitting empty for some time. When we were over in Sept their were a number of rentals available in Phase 1 both advertised by boards on resort and in local agents and renters will be able to find better deals than Roda are currently offering, I believe a number of owners on here have their own websites or are using local agents whose charges are lower than 40%.

Rental potential will be best once the resort and hotel complex are complete hopefully 2009 in the meantime like elsewhere in Spain there is lots of competition.
