Hi,

Can anyone tell how much they pay for building, contents and life insurance?  Have you purchased it in England or in Spain?  Does it have public liability insurance and accidental damage (by tennants), loss of rental income etc.

Hello Paul,

I used Intasure and bought the policy on the basis of the cover not the price as I am renting the property and wanted to be sure as much as possible is covered. The high level cover is as follows:

  • Buildings £50,000  - to cover internal rebuild, sanitary ware etc. £150 excess
  • Contents £   9,000  including accidental damage with £150 excess
  • Public liability - £5,000,000

I have a 2 bed penthouse and the premium is £123.74

I have heard that we only need contents insurance as the buildings are covered by Roda.  I haven't looked into this fully as we haven't yet completed.

You are quite right that buildings insurance is covered within the service charge, however, it is difficult to ascertain if this covers everything. My understanding is that it may only cover the re-building of the block and fitting of common parts, but not necessarily the fitting out of individual apartments i.e bathrooms, kitchens, etc.

I also doubt that this insurance would cover individual claims for damage to sanitary ware, securiy shutters etc so for the relatively small extra cost I have everything covered. Having said that,  it is for inidividuals to decide what level of risk they want to accept and hence what type of cover they want to pay for. Good Luck.
