We have just received notification from my lawyers that completion is close. Our block is Azucena.

What is alarming though is the proposed charges for everything from rates to utilities and maintenance. Anyone wanting to rent to cover costs will have to let for most of the year to cover if they prove to be accurate.

Does anyone else have any details on these figures?

I will be checking out the numbers in more detail through other sources.

What cost do you  mean?

Can you give some idea of what they are?

Are these charges not fixed ?

According to my lawyers the charges all seem to have a range they will p[robably be in. At this moment in time we have  asked her to clarify the charges by being more precise. It's statements like " sometimes you have to pay another town hall tax of 600 euros. In total the estimated charges are 450 euros per month and do not include the up front payments.Also these do not relate to management or cleaning fees incurred if you rent out.

As I said before I am hoping that between us we can determine what is actually due.

Even questions related to Utility charges, particularly connection fees appear to have a wide range in their estimates.

HI - have just read the last message and am horrified!  What were the supposed charges?  We were not aware of any very high charges for utilities or maintenance?  Who is deciding on these charges?  We have bought in Jasmine but have not heard anything of completion so far.  Would beinterested to find out what other people know about the charges.

Approximate figures I have are;

Electricity @ 60 euros pcm, water @ 50 euros pcm,  community payment (landscape management/pools/security etc) @ 100 euros pcm, town hall IBI @ 50 euros pcm, other town hall tax @ 50 euros pcm, rubbish removal @ 20 euros pcm and a security tax (?) @ 30 euros pcm = total (NOT INCLUDING ANY MORTGAGE PAYMENTS) of around 360 euros pcm!!

Any long term rental deal (where you get to use it 2 weeks per year) will only nett you around 500 euros pcm, so with any reasonable size mortgage (say 600 euros pcm), you will be paying out way more than that over the course of a year (5-6000 euros)

With the current anticipated slowdown of the general Spanish economy, which will impact on the property market (currently overvalued at 35%) expected to last 3-4 years minimum, it will be a very slow haul for those that only bought for investment purposes?

Hi again,  this message is for all but  specially for nsmisa, i dont know in what you base your numbers of the maintenance costs but I believe that you have some wrong concepts.

Let's see:

Services:

Normally in Spain the renter pays it appart of the renting price. The only fee that pays the owner are community fee and IBI.

Electricity bill is Twice-monthl so you have to think for a normal family use arround 100 euros per period. If you are not there you could pay arround 20 euros maintenance

Water bill came in quarterly periods and you and a normal family consumes less than 50 euros per period, and the maintenance could be arround 15 euros per period if you dont use it.

Comunity fee, only we know when the comunity its created, but i think it could be more or less what you think 100 euros per month.

IBI: Its pays annually and it could be arround 300 euros (thats less than 25 euros per month)

YOU DONT HAVE ANY OTHER HALL TAX IN CASARES  because last year they take out rubbish tax.

So if you are planning to use only a few weeks per year you have to asume a cost of  1680 euros per YEAR (thats 140 euros per month) plus your mortgage (depends how much it cost to you and your mortgage agreements)

BUT IF YOU RENT YOUR PLACE, you have to consider that a resonable rent for a 2 beds apartment it could be arround 700 euros PLUS wather and electricity.

Its true that the property market its soft at this moment but its not  a 35% up. And thats not afect in negative way to the rental market even better if people dont buy they have to rent. Spanish economy its healty at this moment. And Hacienda Casares is a great imbesment place.

Once again I request excuses for my English.

I got the figures from my Spanish lawyer, but admit that whilst they were quoted to me as ranges, I did post figures towards the upper end of the scale.

I do hope that Juan's figures are more reflective of the real situation?

My lawyers gave even higher spreads on costs, but now we're all asking................The purpose of starting this thread was to extract as much info as possible from us all, which is exactly what is now happening. We will achieve all the answers this way. Thanks to all who are contributing.

We all seem to be quite naive when it comes to costs.  None of us except from Juan who is living in the area has actually been told the exact costs, however when we signed back in July 2003 we were told that costs were a lot less than those in the UK.  We seem to have been forever waiting for the apartment to be built and there are times when we think - what have we done?  What do others think about the development?  We hope that it will prove to be a lovely place to spend holidays and perhaps eventually spend a lot of time there.  I think that we are all being negative and perhaps we should focus on the reasons we bought, whether for personal or investment purposes.  One thing is for sure we are all in this together!  The important thing is that we all keep each other posted.  Has anyone been given definite completion dates?  I have spoken to someone locally who bought in Murcia and was told that no-one completes in August because the notaries are on vacation.  Can anyone keep me posted on this.  And, I would like to give a big thanks to Juan who is keeping us informed.  Let's all stick together on this and have one big party when we eventually reach Hacienda Casares!!!!!!!!

Hello people,

About notaries: Its true that on Spain August is not the best month to do paperwork, but doesnt mean that the notaries close. Problably works on half speed  ( a lot of people take vacations on this month). 

About completion dates:  Many of you know I work on a real estate agency, we sold many apartments in H.C., so we need to keep updated from Aifos to talk with our clients. Last wendsday we receive news from the licenses from the different fases of the project.

Blocks: Hortencia, Amapola, Lila, Geranio, Pensamiento, Mimosa, Azalea. End of november 2007

Blocks: Gardenia, Lirio, Dalia, Jazmin, Camelia, Calendula. Ends of July 2007

Blocks: Narciso, Magnolia, Orquidea. Ends Augost 2007

Blocks: Azucena, Campanilla, Madreselva. Ends October 2007

All the other bloks have to wait.

When we buy Hacienda Casares we know that it was a project without license and that license its given by local and andalucian goverment. So we have to be realistic about our deliver time expectations, I know is not a compensation for the people who has bought in the blocks that are not ready yet, but they have to consider that when finally they deliver them. They get the apartment with the whole finished complex (not only H.C., all Doña Julia. And the value at that moment its going to be much higher.

P.S. : As a personal opinion I don t believe that they could  with the delivery dates they give us. I shure that probably take three months more in each case.
