I would like to send a letter of complaint to Gerens about the delay and lack of vital info.    and hope other people on the development  will support me on this   and would like some input from others as to there  veiws on the way this development is being mandle       the letter will be in spanish so there is no problem with its text

you have my support on this.  The amount of information is very poor and the delay is also costing most of us through losses in vital rental value.

Babe,

I am in total support of you sending a letter of complaint. We are buying in Block 11 and have not received ANY information at all, not even the letter that some people have received. We have learnt more from each other. I think we deserve a little more respect from whoever is now dealing with this be it Gerens or  Cajasur. I personally have never received anything refering to an eight month extension in which you have 15 days to answer, supposedly issued end Dec 06..   Some people on other forums have.

Babe & others,

I agree that a letter would, hopefully ,be a sensible approach.

It is unfortunate that this should need to be done but I think all the negativity that the current uncertainty and lack of information produces is disconcerting and harmful. If any potential buyer were to read most of the recent posts about Arenal Golf they would, understandably, not touch it with a barge pole - which I think should be made absolutely clear to Cajasur / Gerens.

This negativity is unfotunate because I genuinely believe that it is  well situated and it will be a first class urbanisation which should prove ideal for either living in or renting apartments.

It is therefore in all our interests whether we intend keeping our apartments or re-selling that we turn this negativity around and the best way this can be done is by obtaining positive information and full details form the new operators.

It would be difficult to construct a letter that pleases everyone but from my point of view the details where we require clarity are :

A list of all blocques and Phases still under construction and an estimated and realistic timescale for completion of each.

An estimated timescale for completion of the golf course, the club house and the finalised urbanisation. 

We should also ask for an overall honest and clear explanation of how the whole project is to proceed which would reassure us that things are heading in the right direction and that we have made a worthwhile investment !

It is also open to debate that clarity could be requested as to what path is open for recompense of deposits etc but perhaps that is better kept for assessment of an initial repy.

I certainly do not think this is too much to ask for (and indeed we should not have needed to ask for it in the first place) - but hopefully if they have a decent customer relations department they should see that a well constructed open letter to all purchasers would provide us all with some comfort whilst we wait for our "Dream Property" to become a reality.

with some help from SMP1955 HERE IS THE LETTER  IF YOU SUPPORT IT PLEASE SEND YOUR NAME  PHASE AND BLOCK  AS I WILL INCLUDE IT WITH LETTER  FOR SUPPORT 

As spokesperson  for purchasers at arenal the negativity and lack of information on current development  is proving very stressfull .it is therefore in our intrest that we demand  some answers .      A list of all phases and blocks under construction and a realistic timescale of completion and habitation along with the same for golf and clubhouse also we ask for a  clear explanation of how the whole project is to proceed which would reassure us things are heading in the right  direction  and that we have made a  worthwhile   investment

people have sold there former homes on the understanding that completion was december 06 and we would take possession of apartments by march 07.       For   some people on this understanding  retal bookings were taken  but then had to be cancelled with financial losses      I understand that you sent out letters to all property owners last december  but my understanding  was most people did not get one.

I was speaking to one of your staff on the 5 may  and she told me the the habitation licence for phase four block two had been granted  why then were we not officially told about this  as its a very inportant thing for us and  others who have an apartment in this block      At the moment i and others alike are incurring  storeage costs for furniture  that should by now be in our spanish  home   not in storage i have also sold  my house but if the buyers cant move in soon they will pull out and who can blame them they were hoping to move in last month as you can see your delays are are a problem not only in spain  but all over the U.K

 This negativity is unfortunate as we feel the development could be a first class urbanisation for living or rental propertys  .         as i have said people have lost a lot of rental income due to delays and as for potential buyers as  soon as they hear about delays and no comunication from developers  they would understandibly keep well away . we feel totally  let down with the way things are at the moment and hope you as the new developers see fit to inform us with a well  constructed letter  in english for U.K buyers on how you will deal with the matter in hand we dont want to hear it will be sorted out in a few weeks time we have been told this for the last three months  we want  a  written     conpletion date

Maybe it would be an Idea to add one further paragraph to your letter for all purchasers who no longer wish to accept another completion date.Maybe it could read as below

Could you also confirm all deposit monies will be refunded in full to those buyers who wish to withdraw from there purchase due to failure to meet  completion dates.

It is possible to receive a refund of deposit plus ineterest. I have just had my money back and it is physically in my account. You just need a lawyer who is on your side and not the developers or selling agent. I can now go off and purcahse a completed property either on Arenal golf or somewhere else in benalmadena.

Please add my name to the letter of complaint.  I am in phase 4, block 8.  It is both unreasonable and arrogant of Cajasur and Arenal 2000 to keep us in the dark as regard the completion date for each block, the completion of the club house and the golf course as well as their plans and timetables for the remaining phases.  We don't want to live on a building site for possibly the next several years.  As regards the Agents who sold us the properties, they don't want to know, too busy selling new off-plans to unsuspecting punters.  Clearly, the customer doesn't count for much in Spain.

Babe,

knowing the Costa Del Sol property market is in some turmoil at the moment and that some of the apartments in Arenal are not sold, would it be worthwhile to threaten to go public (Press in  UK and in Spain) with our displeasure.  I am sure the threat of negative publicity on the developer may turn their negative/non information more positive in future. 

As Pam Dance states she was unaware of the situation until she joined this site.  Maybe the developers are pinning their hopes on us working as individuals rather than a community in waiting.

I I do think we should be treated with a little more respect by the developer as I  think  that people are planning  their futures one way or another on this development and will be investing a considerable amount of money in it.  We would all be oblivious of what was going on if it were not for this forum and each other.  Anything that helps to get answers should be considered.  Maybe naming and shaming would work but we must be careful that there is not  too much adverse publicity as it may put people off of buying the remaining apartments for sale on the development.  Any thoughts on this?

good luck with the letter Babe just keep it short, don't try to cover too much or the response will be garbled

I can sympathise with some of the emotions on show here but I dont think threatening / going public with this discontent can help anyone.

Please remember we do not wish to shoot ourselves in the foot - we all have large investments in this urbanisation and many people just like us are already owners with an investment to protect.

Lets not add a stigma to the comlex by airing dirty washing for all to see. Bad press sticks and in such a tight marketplace the slightest hint of stigma would ensure the complex is given a big bodyswerve by potential buyers or renters for some time to come.

Lets hope that we get some positive feedback to Babes letter and another which I hope will be sent from the Arenal Golf .com forum too

By holding a united front hopefully we can promote a useful response
