I pulled out of a purchase in Spain in 2006 and got better free advice from Maria than the lawyer I was Paying.If I every dreamed about buying again she would be the only one I used. She has given free advice on this forum for years. I would highly recommend her

Then why are UK Estate agents considered to be the most hated profession and although briefly topped by bankers, i would imagine always will  be??!

Estate Agents have been the mosted hated profession because of there over elaberate descriptions of run down property.They used to be able to make a garden shed sound like a detached mansion.Even though this practise has been stopped in the UK there past stupidity still lingers on.They also let several people spend there money on surveys for the same property knowing that the first survey on the property was bad.When a professions get a bad name it sticks and it will not change by telling people they where fools to be taken in the first time.

I find from reading these threads and also in my own case when you tell your lawyer you want to pull out due to your property not being compleated on time they tend to go after the builder.Ibelieve this seems to be the slowest way of doing things and also seems to give the builder months and months in which to drag out any claim.Most lawyers say you get more compensation by doing this and they are doing whats best for you,but these cases always seem to have to go to court..I think they do not execute the bank guarantees unless you really insist or go to a lawyer who  is working solely for you.

So it would seem to always go for the bank guarantee and not let your lawyers draw you into a long drawn out fight with the developer which is only good for there pockets not yours
