 hi all

With the great prices on offer for two bed apartment I am thinking of buying on terrazas.

My concerns are after visiting include,  will the bar stay open if it is not used enough, are their many families with young kids on the resort, all posts and points would be welcome.

Hi,

We bought off plan on Terrazas in Feb 2007 we had our keys to our apartment on phase 2 in June 2010.

We are now very glad that it has worked out for us & are very pleased with the golf course & our apartment.

With regards to the bar & the supermarket only time will tell, as others have said if everyone makes the effort to use it then hopefully it will stay open.We have friends who live on La Torre  they come over to the bar & have a meal every week, Plus the golf course always seems to be very busy when we are over which is about every 5 to 8 weeks so hopefully the golfers will keep it open.

With regards to young children on phase 2 we see more famlies with young children during school holidays,  they all seam to  meet up around the pool areas.

In time we might have more facilities open on the complex.

 We also bought off plan in 2007, but after 3 frustrating years bailed out, and changed resorts to Condado, the Penthouse apt. we originally were buying is still a shell and will remain so, look at the resort before buying, ensure your hard earned money is at least invested in something that resembles a finished article.

Hi all

thanks for the points made.

I have visited most of the PW sites and prefer La torre, however can't afford ti buy there.

I understand Terazzas isn't fully finished but at 50k for a 2 bed apt seems like good value and great value long term (10+ years), if the site gets finished could be a bargain.

My main worry is that the few services that are there vanish after  lack of use. My family would only be using this for school holiday/ long weekend trips and the site does offer what we need.

Any more thoughts would be appreciated

We love Terrazas and can't wait to go back. It is a worry that the resort is not complete though and it depends if you are ok with that. But, as you say, it does offer what you need and we feel the same.   We love our apartment, the views, our kids are always on a countdown to their next holiday. There's so much to see & do and loads of restaurants/supermarkets /shops close by.

No matter how cheap the apartment,  why not rent  so you & your family get a good feel for the place, the worst would be buying &  forever wishing you were on La Torre. The two are so different but only a couple of minutes away by car!

Hi, We bought in Terrazas in 2009 and are absolutely delighted with our purchase. We visit regularly and it gets better every time. As per some of the comments below, please read some of the other posts on this forum where you will see many positive comments, and very little negativity, except maybe from those who bought during the boom hoping to make aa quick buck.

Terrazas was never going to be a quick fix resort. It was always a long term plan. We have waited quite some time to get a bar, and hope that everyone supports it so it stays. Unlike La Torre for instance, which had every conceivable facility to start with and over the past 3 years has gradually seen most of them disappear.  We are also fortunate at Terrazas to have one of the better maintained golf courses in the area, which is always busy. There are many owners in Terrazas who bought for their own enjoyment, not to rent out for profit or to make a quick buck on and everyone I have spoken to who owns there over the past 3 years since we moved into our apartment feels exactly the same way...it is an excellent, well looked after community which can only ever improve.

~Out next week for a month and can't wait....

trowell1 if you are looking at buying the 50k 2 bed apt for sale with the resorts, be careful because i think its been pre owned so you will pay the full iva  i thinks 8%. What could happen is the tax man  they could come looking for more iva.Lets say the last people payed 120k and you pay 50k you might a bill for 70k worth of iva in 12/180months down the line. The other properies that are bank repos might be better in the long run.you might pay for 4% iva because its a new build, and you wont get the tax man callinglater down the line  because it never been owned. THIS PROBLEM IS GOING ON TO SOME OWNERS ON LA TORRE. GET  LEGAL ADVICE BEFORE PUTTING AND MONEY DOWN.

as far as I know bank repos are still on the high iva as they are now owned buy the bank, however if I buy I will certainly check out the tax payments later down the line.

We looked at all the resorts and still chose terrazas even without the facility's, as already said can only get better and with kids they are happy in and out of a swimming pool all day.

My aunt has just returned and she said there is loads to do and see albeit you do need a car. I'm happy glass of wine sun and swimming pool (-;

I would look at apartments that are complete ie bank repos to move straight into as the penthouses at the far end have had worked stopped on them. Our agent (take with a pich of salt) said that when the banks took repossession the deal was that the unfinished building work would be completed!!! However we are in phase 1 and we don't notice the cranes ect ... And if the work started again I don't think it would interfere with where we are.

We didn't buy to rent out and I don't think it would be worth the hassle to do it so like you said its a holiday home With the kids and the odd weekend away.

Hi There,

                As a owner on Terrazas phase one, I took ownership of the keys in Spring 2009, like most people love our place in the sun and yes now with our own bar it beats having to go off the resort every evening, What I would say regarding buying on Terrazas is the following.

1, Not that I need to know but your age is rather important, lets say for example you are in your late 50s early 60s then have you got the time to wait 10 years for Terrazas to become established, my view is that I would want to enjoy the good times now, if you do have time on your side then it's a no brainer regarding buying property for 50k then just let the resort slowly develop.

2, Do you have children or grandchildren?, Terrazas does have advantages for young children but let's not kid ourselves older teenagers, young adults would become very board on Terrazas, the lack of bars, facilities etc.

        There are many other elements to look out for which has been noted on the previous posts, if you have time on your side then Terrazas will become one of the best resorts in the Murcia region, if not and the price is right then take a look at Hacinda Requelme finished resort and has a wow factor, if like I said regarding teenagers, young adults then Mar Menor has without doub't the best bars, facilities etc.
