Hi,

Just thought I would point out that if you go on the Corvera web site it shows some aerial photos taken in December '06. If you look at the road layouts, it finally looks like the beginnings of the development taking shape if you compare it with the 'master plan'.

When visiting web site there are only July '06 photos. There doesn't appear to be any Dec '06 photos.

Click on the link below, I have tried it again and it goes straight to four photos dated Dec '06. They have removed the July '06 photos now.

It is the local elections in the spring that has held up the issuing of all building permits and construction progress.

I was up at Corvera this week, there are some serious works currently underway, you can even see a big part of the boundary wall has been constructed.

The 2 farmhouses have been demolished and quite a few of the resort internal roads are being dug out and shaped.

Once the local elections are out of the way this spring, you really will see some significant progress, remember the Roda golf course took less than a year to complete and green up in about 8 weeks.

Dear all,
I enquired yesterday via e-mail to Corvera on phase 1 completion - response is as follows:-
"The estimated completion date for phase 1 is mid 2008, the delay is due to murcia townhall and beaurocracy (sic). the plan parcial has been approved and we are waiting for the final stamp to be able to start construction on the apartments in phase 1 & 2. infrastructure was started in september last year"
If I hadn't asked I don't think I would have received any notification on what is happening which is a bit poor. Maybe that is the Spanish way.

  Hi all,

Just a little information for you all - to let you know my wife and I was at Corvera at the weekend and Rosa informed me that the Hotel is now going to be a 150 bedroom - 5 star hotel instead of an 80 bedroom - 4 star which some literature has suggested.

This was encouraging news - and suggests that the rest of the development will reflect the quality of this hotel - especially in light of the news of the tie up with the PGA training school.

Warren

Hi Warren, thats good news!!  Don't suppose the little old question of when work will start on Phase I came up.  Latest stated was that it was supposed to start in March, we are supposed to be given two weeks prior notice - obviously not March now!

Anita.

As far as Rosa was concerned it was still definitely De Vere - she said in the 'unlikely' event that De Vere didn't happen it would be a hotel operator of equal (or higher) quality. We also had a quick look at the Polaris Mar Menor resort which has a 4 star Intercontinental hotel and that was stunning, and this resort only has a 9 hole golf course and the all round quality is not at the same standard as Corvera are promising. Either way I really don't see it being a problem - I just get the impression that patience is key at the moment!

Murcia have also started infrastructure and road works in readiness for the Corvera International Airport - if you look at the bigger picture in five years I think Corvera will have been a bargain.

Hi All,

As Far as the resort is concerned I think we have made an excellent choice, the only thing that worries me is the lack of facilities in the immediate vicinity, does anyone know of any plans for anything close by?

Regards

Kev/Lou

I have some information regarding possible development rumours for the Murcia region. I was told that Disney have shown interest in the area as an alternative to Euro Disney Paris. Disney Paris has been allegedly loosing money for a long time and the weather is not ideal in that region. At the moment the Murcia region is served adequately by at least 2 airports that I know of San Javier, which has been developed and could possibly be developed further and Alicante which is not an unreasonable distance away. I therefore have to ask myself why  a large International airport is being introduced when at the moment nothing major is reported for the area. The rumour is Disney have been looking??

Hi lisa, I had heard rumours about this but I think there was some confusion as to where Disney were looking.  I think in the end it appeared that Manilva, Cost del Sol, was their preferred option.  I also heard it would be on a much smaller scale than Euro Disney.

I'll ask about that and let you know if I find out any more. I think the problem here is people worry that there's not enough going on in Murcia and maybe worry that for that reason it won't attract people but I worked in Barcelona in the early 80's when most of the city was still a little run down and didn't really cater for tourists and look at it now. Sitges at the time was one of my favourite places but again fairly quiet and unknown in 1986 but look at it now. I can't afford anywhere in Sitges. If the Murcian region was fully developed and THE place to go what kind of prices would we be paying??? I think this area is exactly what it says on the tin ....  an investment area. Everyone should be excited we have discovered this area at this stage in its development and I looked at a lot of places didn't see anything as wonderful as Corvera could be.... and I think is!!

Hi all, heard from Pablo today - as follows:

As far as I know the the construction of phase 1 will be started in a few months. We continue working in the infraestructure of the whole resort, in deed, part of the security fence has already been constructed and all the ground works of phase 1 will be finished in a few months. We will update the website of Corvera with new aerial photos very soon.
Hmmm, few months??  How does that equate to Spanish time??!!
Anita.

Hi All

it would seem to me that either corvera do not know when the buiding work is to commence or they do know and do not want to tell us due to the obvious delay, first we were told september 06 then december 06 then januauary 07 then march 07.

they say phase one is due to be completed by the summer of 08, they also say that from start to finish is going to be max of 18 months, if this is to be the case phase one should have already been started, by the way has anyone on phase one been contacted with a start date, if the build time overuns 18moths according to the contract you can claim compensation.

i have also been told that the golf course will not be completed by the time phase one and two have been completed, they intend to run a daily bus service to roda which im sure will not go down very well with people who have bought on the first two phases.

I think it is about time we got some genuine answers regarding start dates not only for the phases, but also for the golf course, i have been in contact with my agent to see if i can get some clarity on start dates etc, i suggest that other fellow purchases do the same, the more people ask and pester the more likely we will recieve some accurate information, instead of being told in a few months which mean nothing.

I tried in vain to get start and completion dates written into the contract, i was told that this could not be done, i am begining to know why now, this situation could run on and on, as other off plan developments have, i think the developer owes us an explination, it will be two years this september since i signed and payed my first 15% and still no clarity on when phase one will commence, just not good enough.

dave

It will be 2yrs at the begining of August this year since we signed on phase 1. No we do not have a start date as yet, we where told we would have our apartment at the end of  2007 then spring 2008 now looks more like the end of 2008 the way things are going.

What happens when the bank guarantee runs out do they send you another as our bank guarantee runs out in march 2008.

Hi,

Thanks for the information Dave - this is very worrying - there is no way we want to move out to Corvera and live on a building site indefinitely without access to the golf course - which was one of our primary reasons for choosing this development.  As I said in previous postings we are still withholding our second payment because our solicitor is not satisfied with the bank guarantee position.  It now looks as if we have even more reason to be concerned.  As you suggest we have contacted our agent asking them to investigate and get back to us as a matter of urgency.  Will post their reply when we hear back.  In the meantime let's hope that what appeared to be a fabulous development is not going to go pear-shaped on us!
