My top floor flat has sprung a leak from the roof terrace.  Onsite management have 'fixed' it twice, but it still leaks.

Any tips?

Sorry but they have not fixed it and there maybe a break or tear in the plastic membrane underneath or at the edge of the terrace

Where is the water coming through in the apartment, which area of the ceiling

The only real fix is often to lift the tiles and replace the membrane, a big job

It shows as a 'wet patch' towards the corner of the living room window... though with water, it's anybody's guess where it starts coming through.  My real question, I guess, is if this is going to be an expensive job, has anyone had any positive experience of getting Roda to remedy such issues?

As I espected this suggests a problem at the edge of the roof solarium where it meets the wall and shouldn´t be too much of a problem

Roda will fix items but you have to keep on at them

Your 10 tear guarntee will cover this if needed which is an insurance type claim

I had two 'damp' problems in my 1st Phase 1st floor apartment.  Both were rectified by Roda at their expense. (Speak to Andrea).

The first problem was a large damp patch on the salon ceiling, two feet from the patio doors, in the centre of the room.  To find the problem, the builder had to remove tiles from our upstairs neighbour's terrace.  They removed all tiles from the patio door to about six feet into the terrace.  They found the membrane had been badly torn and then placed back before cementing/tiling.
The membrane was replaced and and the terrace re-tiled.  The tiling was also sloped to take rain water away from the patio doors.

The second problem was a damp patch on the wall at the radiator in the salon, adjacent to the patio door.  This was found to be a bad joint on a water pipe fitted in the wall.  It was fixed from the outside on the terrace.

On both occasions, Andrea in the Technical Department dealt with the problems.  I WAS FORTUNATE TO BE ON SITE WHEN THE BUILDERS MADE THE REPAIRS.  I WOULD STRONGLY RECOMMEND ANYONE TO DO THE SAME.

We have a ground floor apartment in Phase 1. We also had a damp patch just inside the patio doors of the lounge next to the radiator...appears to be quite a common problem in almost identical areas?

Again our problem was fixed with no problems by the Technical Department. 

The problem first presented itself when we went out last Christmas ....it wasn't fixed until March because that was the first time that we were back at the apartment after reporting it, and we DEFINITELY wanted to be around when the repair work was undertaken...I would definitely recommend this! 

The problem hasn't re-appeared between March and when we were last there in September but it will be interesting to see if it has returned by the time we go back at Christmas?
