For all of you who have yet to do the snagging at your property - or, indeed, even if you have already snagged.

Be aware that part of the tiling in the shower room (downstairs) is unsafe. The raised area to the side of the shower base has its upper surface tiled with WALL TILES which are extremely slippery when wet. The specification for these tiles states that they are unsuitable for flooring.

As this is an area which gets wet and/or is stepped on with wet feet it should be tiled with non-slip floor tiles in order to prevent accidents.

Peinsa seem reluctant to change these tiles so the more people that include this item on their snagging lists the better.

Hi All,

When we were over in San Juan recently I spoke with Stuart who made me aware of the issue with the shower room tiles and confirmed that it was so in my property on Phase 4.  I raised it as a safety issue with Yolanda and Patricia and explained that it was dangerous and could potentially lead to a claim either against Piensa, (although I do not know how that stands in Spanish law) or against us if we rented out the property and someone injured themselves.  The girls stated that no Spanish person had raised it as an issue as it is "normal" in Spanish propertiesand only the British saw it as a problem. I stated I wanted them changed to proper bathroom tiles and they said they could not change them, but would leave me some floor tiles to replace them - is this a reason to withold a small sum of money back when completing, forcing them to change them? I would welcome any ideas how we can get them changed.  Thank you almeriastu for your diligence.

Yes it is a definate problem - very slippey even when you place a non slip mat over the tiles.  Particularly those who are intending to rent out should consider implications of any accident.
We believe the problem arises in that many people are incorporating the tiled area into the shower cubical i.e. putting a screen across the full width, rather than having a front and side panel which would result in the wall tiles on the surface been outside of the wet area.
In the UK they would probably have maximised the area by installing a larger shower cubical.
If enough people raise this as an issue - for the nominal cost of the builders doing the work I would hope the builders would see sense and meet our request to ensure completion occured as soon as possible.
Also be warned - several of the outside tiled area's were being re layed or extensively snagged as they had not been laid appropriate to allow water to flow away.

Hi All,

has anyone completed before the snags were fixed ? Our solicitor says it's normal to wait upto 30 days after completion. Sounds dead iffy !

We no longer trust them. What did you guys do please ? And in what order ?

On another note it has been pointed out to me by my airco guy that the house he was working in had been wired incorrectly.

Into the house the main feeds were the wrong way round (reverse polarity)

1. The airco units cannot be fitted like this as it can damage them so he changed it inside the box

2. more importantly the blue/black wires are correct but it means the blue wire is LIVE not NEUTRAL. You would be in for a shock if you were wiring your internal lights and thought the switch on the wall had killed the power.

One more thing you guys might want to check.....SEE PIC BELOW
 This preinstall for the airco is wrong!!! The water from the condensation tray cannot run uphill, therefore this would need chopping out again. This finish on the repair wont match the wall unless the builder does it, and it might show underneath the unit....Just keep this in mind if you are looking yourself.

I'd refuse to complete until all snagging issues are sorted including bathroom tile replacement.

Thanks Richard, really useful and constructive information for us fellow buyers.

Regretably all new builds include sub contractors, mostly paid on the job and not the amount of time it has taken them to do to a reasonable standard - this applies not only in Spain but the UK - so always worthwhile spending some considerable time snagging - easier to get fixed now than after completion!
