For all buyers from „Vistas de las Rocas“
I am one of the original owners in this urbanisacion.
The plans of the infrastructure are not correct, and the quality of the workmanship is poor. Because of this there are on going court cases. In the interest of my friends and neighbours and a good relacionship for the future i recomend all buyers check there paperwork carefully.
For example:
- The building regulations, the house must be 5 meters from the public road.
- Has the pool got building permission and is it included in the purchase price of the house. The problem is, the plot is only allowed for comercial and public use.
- The promotor from the houses has changed the building plans and there is talk of more houses being built a third line of townhouses, witch will inefect take the sea view away.
- Because of the poor workmanship the cost of maintenance will be high in the future. Its possible, that this cost could be paid by the owners.
- Its possible, that the promoter could abanden this project. Leaving the buyers with no warranty or guaranty. The promoter has a spanish company, Zyljen S.L.. And this means it is a Ltd. Company.
