The Polaris 6 month 'free' key holding service moved around Sept / Oct last year to a company called Gesfin based on La Torre. I had a private key holder that did not work out for several reasons, so we visited Gesfin and switched; €100 per year for key holding, and they offer for an extra €25 a 24x7 helpline service via a 3rd party. All seems to be well so far, reasonably responsive to emails and easy access on la torre...

As mentioned by previous author the call centre has moved to Mar Menor II - post sale issues are dealt with by Customer Services at PW HQ offices, a chap called Fernando Para - yes just one person!

Re all the issues on delivering of buildings / lack of responses etc, I really do sympathise with this, the financial situation in Spain as a whole is not helping, never mind the PW debt issues around the same time in 2009 and 2008. I would say this is the reason for the response issues - a massive reduction of staff due to handing a lot of the assets over to the banks, all business would do this, quite why PW would take so long to take such action is, well, just not good business. PW have always been a good sales engine, and always been a poor aftersales service, hopefully the financial shake up will keep them focused on core activities.

Just a personal view would be to try and deal with these issues face to face as much as possible, I am aware PW are offering people the opportunity to move to P2 apartments already built with a discount as some phases will not be complete for another 10months at best

Phase 1 fees vary by plot size, I own a ground floor end apartment which for my sins is the most expensive (as its the total size of living and patio) and for 2010 my community fees are c€400 per quarter. Resortalia have been renegotating contracts over the last 6 months after taking over from PW. This is going well, a number of costs are coming down but not yet reflected in the fees, this is due to some settlements that need finalising where PW paid for some costs before Resortalia were able to collect fees and  some quality of service issues from PW that Resortalia are quite rightly refusing to pay for.

I have to say that Resortalia have been great so far and sure things will improve further

There is also a view that when Phase 2 comes on line some cost like gardening may be pro-rata across the whole Resort, as well as P1 currently taking the brunt of high security costs needed to cover off the newer developments on the resort.

So - certainly higher than I expected but optimistic they will come down over next 12 months

The Resort is going to be good, after 6 trips since completing in Feb 2009, I am confident it will live up to my expectations in the long run, noone could predict the impact of such a financial crisis we are still in.

Have you posted on polarisworldforum(dot)net they have a 'accomodation request' area where many people seem to pick up rentals

Whether to stay on La Torre or TDLT depends on what you want to do in the evenings, if you want to walk to a bar or restaurant then clearly La Torre is the option, but surely you want to explore the area's hospitality - so makes no odds; but for me the choice would be to try and stay on TDLT, it will make all the difference to your outlook on the resort....it will be very quiet but you will pump into other residents and see the development work take shape with your own eyes....just a view thats all...

Thanks for the feedback from the AGM - sounds like the running costs are c€1.5M pa - and yes €125+ pm was more than I was expecting too at this stage. I guess it will be a long process of constructive input to work these numbers down?

I have spoken with 'Pepa' from Resortalia - it will be 2 -3 weeks before the minutes are sent out, I asked her to consider publishing the building obligations (what you can and cannot fit to your property) the Services Schedule (pool cleaning / gardening etc) and the list of items currently being handled with PW. In terms of the process of raising resort issues, she suggested that we should always write to her first to log problems within the resort, as she will review with PW (Maria Jose - Resort President).

Apparently their will be a survey sent out to the block presidents, to log items of concern with each block - I believe we have few block presidents at the moment, and my own request us under review as I could not be at the AGM in person (some legal relevance - I will go and see them when next over if not resolved before)

I just feel that confidence will be improved if we can work communications (always a problem with PW)

Just got back from a long weekend break at my apartment in TDLT - with regards to the revised Phase 2 I can tell you that progress is being made at an amazing rate, you can see things taking shape every day. I can't comment about the islands, Dec 08 they were definately on as I was shown revised plans at PW HQ. In situations like this I think your solicitor should be finding out, you will never get a true completion date from PW, but legally they have to tell you if  they are being built at all. If your solicitor is not helping, change to another one and to keep your sanity book a visit to the resort it really does help to see for yourself, some people are renting out on Phase 1. 

Perhaps use Customer Services to get you to speak to the resort president (Dona Maria Jose).
