Hi Louise, i would advise you research very carefully about this resort. There have been and still are numerous legal challenges, the finances are very fragile, the management and maintenance of the resort are in a poor state and in dispute, and there are about 300 people who have not completed on purchasing their properties due to the lack of promised facilities never completed by the developer. This has been in Limbo for several years and there is no sign of it changing soon. There are fairly large risks associated with the future of this resport, if you can buy cheaply enough and are prepared to take that risk good luck. No doubt you will receive a number of positive responses from owners living on the resort, who quite rightly are trying to keep a positive spin on the situation, but you need to take a balanced view. Have a read of Roy's latest report and you will get some more info on some of the ongoing issues.

Dear Corvera owners, I have been an owner since 2005, and like a lot of you have read through this forum about people’s excitement, hopes, frustrations and concerns about our investments over the last few years.

Some people are really exited about moving into heir new homes and are accepting that the resort will not be ready from day one; some are investors rightly concerned that the promises of the Devere hotel, shops and leisure facilities are still empty plots of land.
According to Corvera some of the units will be ready for completion in May 09 or is that December?, and owners have started to receive offers of air conditioning and completion services by the developer. It seems to me we have at this time a fairly short window of opportunity as a group to influence how Corvera will turn out and tackle some of the issues raised by us all.
Things such as -

A)    Addressing some of the concerns we have with the developer. We could communicate with Calidona as a group about the delays with the resort and lack of facilities, and as a group may have a much better chance - and the power to force them to act for our benefit.

B)     A number of owners have also made great suggestions about collective purchasing of air conditioning and furniture packs. We could use our purchasing power to obtain the best deals for air conditioning, furniture and a range of other services

C)    Influencing the management and ongoing quality of the resort.

 What I am proposing is something like an owners club. This would require a core committee (say 6 -10 people) who would represent the group and collectively drive the above topics and other requirements forward for the group. I see communication as the key to making this successful, but I'm sure with the use of forums, email distribution lists and conference calls this is our best chance of making Corvera the quality resort we all want.
If enough owners agree with me let’s try and get it started. If anyone has experience of running such clubs please come forward with your advice. I’m willing to do some of the work getting it started. If you want to try and get this going drop me a mail with your email details to andy.white1@virgin.net. And I will create a circulation list . If you feel passionately enough about this to want to be a committee member please express your interest.

Finally I had better confirm that I have no connections with Corvera (apart from being an owner), or any sales or service organisations either here in the UK or Spain.

Thanks for your thoughts. I keep reading how prices are dropping and supply of unsold  properties is increasing in Southern Spain. Is this going to level out and improve before the end of 08, or is it going to snowball and continue?.

One side of me says take the profit now, especially on the basis that we will be relying on the unit being properly managed and let out by the hotel on site. If a management company came forward now and said they can guarantee to rent the units on completion i would feel much more at ease.

We have puchased a 2 bed penthouse apartment at Corvera - due for completion late 2008 ?.

On hearing more reports about sales dropping in Spain and considering all the new development coming on stream over the next two years in Murcia we are debatuing what to do.

Should we see it through to completion on the basis that there will be a lot of demand for holiday/golfing rentals and the hotel group (Devere?) will do a good job of keeping the units ioccupied     or

Should we pick  a point nearer completion - sell, take the profit and invest in another property outside of Spain.

Whoose got a Crystall Ball ?
