hi i am glad i have found others who are experiencing these difficulties. G&v solicitors are not very good at responding but i have no evidence or feeling they are being duplicitous.
They are having a meeting with the developer on monday 7th July to try and get clarification and move this forward I do not know whether you had a standard letter from OVP but that effectively said that we were receiving an incentive and the price was less.This is total crap and is misleading.What has actually happened is that a number of parties fronted by OVP went to the developer and said what deal can you do if we sell x number of units.OVP then added a large chunk for commision for their agents and profit for themselves .What they have now done is kept that chunk and only passed ,in my case around 50% of what i paid to OVP the developer,.So the figures are lower to take account of this.In my case i am 889 euros worse off..For whatever reason as i cannot get at the bottom of it ,ovp are saying deal direct with the developer.- one reason maybe taxation but when i have pushed clare halford and asked a number of questions her response was '

my concerns is that i have a purchase contract with ovp and not the developer and as we now are buying direct from the developer technically we have bought it twice ,my solicitor is saying there are possible tax issues here but i have said that surely if there is any further tax due other than the standard 7% iva OVP should pay it.There are also issues over completion timescales but we cannot complete without a developers sales contract.OVP has said however we do not need to complete in 2 weeks but need to show we are progressing towards it. We have also been told we are liable to community charges and interest on loans the developer has back to august 07 [apparently when completion should have taken place] but surely OVP should pay this this is particularly galling as the developer has also delayed this project and where is our compensation.My lawyer will i hope be getting clarification on this along with the other 12 OVP clients. If there are others out there you need to get your lawyer to make represenations on your behalf or use G&V for our class action.
I personally feei i am over a barrell as i do not want to lose what i have paid . Two of the reasons i chose OVP was because of the non status mortgage and the fact they do rental..The non status mortgage however has been withdrawn and is now subject to status and the rental is subject to putting in their recommended furniture pack, which is overpriced as they add there commission on top.I am looking to deal with villapac for my furniture and get it at a far better price,they used to supply OVP.and i have asked if i put in villapac whether i could still use their rental program if i wanted but they have not answered my question. I don't know about you however, i am now thinking why do i want to rent my property through OVP who have already screwed me and give them an opportunity to screw me again over furniture and anything else they could get away with. I am talking to Villapac regarding rental in view of their contacts and there is one company they deal with who are very reputable who could help with rental but the downside is they need at least 16 properties from the one development and they need to be furnished in the same style.
I f we go to villapac direct i am sure we could get a discount if a number of us want to buy and i would love to hear from any purchasers on anything but particularly on the issues raised above and whether you want to rent your property out .
