ACC developer owes creditors €115m

Creditors have begun compulsory insolvency proceedings against the firm behind the notorious Almanzora Country Club development.
Huma Mediterraneo S.L. went into administration in April, owing creditors nearly 115 million euros for the illegal ACC complex in Cuevas del Almanzora, which was never completed as it lacked planning permission.
Earlier this year the case went to court in Almería and Huma's director, Antonio Subiela, was handed a one-year prison sentence and fined 16,000 euros.
The action to recover the assets from the ill-fated project was started by water company Aqualia, which is owed 598,000 euros.
CA News has had access to the inventory, naming the 1,135 creditors who are owed money by Huma.
The vast majority – as many as 1,000 - are Britons who paid at least 3,000-euro deposits for a home. Some, however, paid as much as 100,000 euros.

 Hi Jackb.

You are quite correct that facilities promised by HUMA like shops and golf course have never been built, with regards to mains electricity very few homes are still on generated electricity including myself.  But our president and the community of owners have achieved great things over the last year or so with much hard work and we will soon all be on mains electric.  I believe habitation certificates will eventually be sorted out as well.

With regards to Camposol, yes there are lots of happy people there that have had little or no problems with their properties.  I believe that Grupo Masa have gone bust and the local town hall have or are taking control of Camposol to a degree.  My statement regarding structural faults should have read sector D as not all properties are faulty.

 Hi Jackb.

I'd just like to make a few comments on your post.  

1, MCC is not "just over the road from Camposol" it's alongway down the road.

2, Camposol was built by Grupo Masa and MCC was built by HUMA.

3, There are huge amounts of structural defects on Camposol, this is not the case on MCC.  

We originally bought on ACC in 2004 and after waiting and being messed about like everyone else.  We transfered to MCC and we have had our lovely little bungalow for three years and we have never been happier.  So please don't class Camposol with MCC, they are completly different.

A testament to real estate folly

The ruined ACC development has become an embarrassing testament to the gold rush-like hysteria of the building boom that swept through Almería province barely seven years ago.

As trees, shrubs and even sheep begin to reclaim this eerie monument to real estate folly, the only human presence is in the form of marauding gangs of thieves, who can occasionally be seen raiding the complex at night to steal kitchen fittings, cables and anything else they can lay their hands on.

In a further twist, hundreds of copies of discarded sales contracts, all containing the personal details of expat buyers, have been left scattered in the deserted offices of Parador inside the ACC complex – a disturbing reminder that staff had left in a hurry.

Passport details, including home addresses and phone numbers are contained within each contract, showing that every buyer paid at least a 3,081-euro deposit on signing the deal.

THE president of Almería football club and three top business executives are facing criminal charges related to the illegal construction of the ill-fated Almanzora Country Club (ACC) residential complex.

Among those facing charges of building 300 properties illegally on rustic land are Alfonso García Gabarrón, the owner and current president of Almería football club; Antonio Subiela Hernández, the administrator of construction firm Huma; Carlos Parras Martínez, a representative of construction giant Ferrovial; and Juan José Parrilla Cánovas, a former minister in Murcia’s regional government and ex-president of the Confederación Hidrográfica del Segura public body.

If found guilty, each of the accused could face up to one year in prison as well as being fined and barred from holding office. The unfinished complex would also be demolished, with the cost being met by the defendants and their companies.

The trial was set for September but was postponed on appeal, although the details emerged only last week. It is understood criminal proceedings started in 2008.

The demise of the huge ACC project, which at one stage envisaged building 1,795 villas ranging from 99,000 to 245,000 euros, aimed mostly at British expat buyers, came when construction work was stopped on the orders of a judge at Vera’s main court in October 2005.
