Hello.

Regarding email send to the owners at Condado de Alhama Thursday August 09, 2012.

First of all I will express my concern regarding the lack of communication between Mileniun and our president. As an “old man” I do believe there is at least two sides to every story. I also believe that bringing out names in an email like this only gives “gasoline to the fire” rather than solving the problems. I strongly hope that both parties “cools down” and continue working together to the benefit of our community. I still believe that the improvement of our resort the last year is the joint work of our presidents and Mileniun.

As an overseas owner of apartment I have to have confidence that all, our presidents and the companies that do work on the resort, do so in an honest way and that there is no conflict of interest what so ever from anyone.

1.       Communication : Information should be totally open, from administration and presidents of each level. If all parties works together that should not give any problems. If any incident (like this) arises, I as an owner then have a better possibility to make up my mind if it is the presidents that have to step down or if we should seek for a new administration.  The information should be signed according to the position they have.

2.       Bidding process : For the major maintenance contacts there is no other way than a bidding process with sealed envelopes. Then a committee, where also president of level 1 takes part, should open all the envelopes in a meeting and report every bidder and price. Then the administration company should go true every bid to see that is has the quality that is shall. That the bidder has the capacity and economy to for fill the contract. If not those companies should be disqualified. A full report with nomination should be handed over to the presidents for decision. Every owner shall have the right to see this report and the argument for the decision.

3.       Illegal work : Both, our presidents and our administration company, should see to that every job made in the name of the community is done according to Spanish law. That the companies are legally registered, have no outstanding regarding taxes, payment to the works and so on. What persons do in there own name the community can not be responsible for.

4.       Management :  Self management is not an option. No representatives or owner of apartments at Condado should be allowed to have interest in the management company of the resort. This will be a conflict of interest.

So once again I hope that all parties take a step back. Put disagreements behind them. It is a waste of energy getting stuck in what has happened. Sit down and make solid rules of how to manage the resort and system to follow up the work is better use of energy.

The financial crisis continues to cast long shadows of a sun in the Spanish housing market. Many players have gone doll, many more workers have lost jobs their prices for homes have fallen and a large number of planned projects will not even be completed.

The situation is not much different in Murcia an hour drive south of Alicante. Few places in Europe have seen development in recent years. At a time when everything still looked like the Polaris World started the construction of six golf resorts in this quiet corner of Spain. The combination of sunshine, a warm Mediterranean coast, affordable housing and golf courses in the top class was to lure homebuyers from across the continent. The plans were gigantic, stakeholders were buses to the construction sites and view apartments. And long did it well. Sales offices were opened in all major European cities, also in Oslo. From offices at Fornebu was conveyed homes for many Norwegians. But it was above all the British who formed the largest buying group.

And one day there was a full stop. 
 
Hit hard

The financial crisis hit the Spanish housing market hard. The pound has weakened significantly against the Euro, did not help sales. The buses stopped running. Sales offices were closed. People lost their jobs.

It has not been easy for Polaris World and the other developers. But fortunately for residential development had buyers come too far to paralyze what is about to become a new golfing mecca of Europe.
