I am not a fan of this rule. I have a 2 bed and have 3 children. On the odd occassion my brother and his wife plus 2 kids come over to see me. Last year was fine. I paid for extra bands but after this years AGM its not allowed. The only people who attend these meetings are those that live there. A large amount that live there do not loke the busy periods of July and Aug so this rule suits them. I fully agree that those that fail to pay their community fees should be barred as that is fair. I also agree that if everyone paid their fees and used the pool then what would happen. I will attend the AGM next year if possible to defend the right to use the pools for those who have them as holiday homes and are not permenantly living there.

What do I do now when my brothers kids come to us for the day and want a swim. Borrow my neighbours bands. How bloody stupid. 

Last year the security guard patrolled the pool. He brought his wife and young child in occassionaly. This year should I ask them for their bands and then ask them to leave. Makes me feel mean. If the pools were so busy that you cannot get room to swim and no beds are available then maybe but they are fine. Overkill I think. I bought this to enjoy the sun and see me family enjoy it. If we are going to act like this then maybe I will find another community to live at.

Does anyone have sky on duquesa village. If I bring over my sky box from the uk will i get the full range of channels. Is there anyone on DV who does this and is it OK

Hi

To answer your question I have only this week had the same problem. I took the oven out of the housing to check the connections and earth and could not work it out myself. I went down to our management company AEA in the port and they gave me the name of the electricians they use on our community. They have had the same problem many times over. I gave them a call and they popped out the same day. They had to unplug the oven and change the wires over in the plug. They then ran the oven for 45 mins to dry out the moisture as this is also a problem if unused for such long periods and can also trip the electric.

Altogether it took an hour and they charged me £25 Euros. Very helpful and very good value. Better than in the UK. All worked fine for the remainder of our time out there. Their number was a spanish number of 952892398.

Hi can someone give me advice. Ive got a place on Dequesa Village and have bought a smart TV. I have connected it to the arial and get all the Spanish tv channels. What do I need to do to get English channels. If possible wiithout broadband as im not there full time and dont want to waste money with phone and broadband.

like may on this site I too bought a property at Duquesa Village in Sept 2014. My solicitor told me that the Gov would tax me at the cadastral value of the property which at DV is more than what they presently sell for. For instance I purchased at 90,000 Euros but cadasteral value is 144,000 hence the Gov use the cadastral value to charge us for all taxes including they council tax. Many off you have purchased at the purchase price and now are being asked to pay the difference. Years ago when the spanish property market was corrupt people would pay a lump of cash directly to the seller and show a lower purchase price and avoid tax so the Gov now prevent it by the using Cadastral values to tax you. The problem here is the values of property fell during the depression and cadastral values were not changed to follow suit. You can appeal the cadastral values as in my case the tax is 5000 euros more than than purchase price tax which is really upsetting. My solicitor states that you would need an idependent valuation which if you got a mrtgage you will of had and that when appealed the Gov are aware that the cadastral values are not accurate so offer you a 50% refund which is you refuse normally results in you having to wait up to 2 years to get it all back. They think you will give up long before that. The spanish property market is now at a good price but the Spanish Gov behave in such a poor way that it makes you consider if buying there is worth it. The Banks are just as bad so keep an eye on your account and question the fees as they will take money without you knowing or agreeing. Get the bank managers email address and pester them when you see irregular payments. Spain will one day have to compensate all that have been ripped off as the British banks do now.......Good luck to you all and question everything that appears wrong as it normally is.
