Hi Toumy,

I'm glad everything seems fine with the selling agent and their lawyers.

We bought our apartment about three years ago.

It was a bank repossession so we had to buy it 'as seen', however happy to tell you we had no major problems - everything worked fine.

We used a Spanish lawyer - he verbally translated the contract for us into English, but basically we just trusted him to make sure everything was ok. As far as I know, everything is fine.

One thing you should maybe be aware of is the property taxes when you buy the apartment. The government will try to tax you at a mucher higher valuation than you are purchasing. You can fight this (we did and we won, but it cost us EU1500 in legal fees, but saved us EU2500 in taxes). There is a thread about this on this website, which you could take a look at.

Hi Toumy,

I bought from a company called Prime Invest who were selling on behalf of the bank. They had the sales office on Duquesa Village, but this has all changed now.

However, I did pay a deposit but I did get paperwork, a preliminary contract, and a receipt.

I would give the deposit to your solicitor to send and ask them to check the credentials of Alcojar & Villar (& Zapinvest)before transferring any money.

I'm sure everything will be fine, but better safe than sorry.

Hi Azi,

Yes, we found that the satellite sockets in the apartments are different to Sky (or UK) satellite cables. So you need to bring some with you (B&Q, Homebase etc all stock satellite connectors) and change the satellite fittings. Just unscrew the satellite socket from the wall, and fit the UK or Sky satellite fittings to the cables. We ran the cable through the hole in the soket and then straight into the decoder. All worked fine.

Hi Azi,

The freeview satellite channels are all included.

We had to bring a sky decoder from UK for it to work. You can get them on Ebay easy enough.

The satellite channels are a bit limited at the moment due to the satellite nearing the end of its lifespan (it's slowly falling out of orbit or something, so losing channels - you can't get BBC for instance).

There's supposed to be another satellite going up to replace it, but is due to be launched from Russia and it can't launch due to sanctions against Russia.

Someone may have more info about this, but this is what I've found out so far.

Not sure about the internet stuff - although I think I've seen a link about this subject on this forum somewhere.

Hi,

My solicitor contested this. He arranged an independent survey and sent the findings to the relevant tax authorities.

Upshot was that instead of paying EU4500 in taxes, I only paid EU1,050.

However, the process will cost you - I had to pay EU1500 for legals and survey costs, so total cost was EU2550.

Still saved a fair bit. The whole process took over two years!!
