I say no to First Aid, as who will man it? Also no to changing room as it could end up dirty and smelly and who would clean it, especially if the toilet was also used? Definitely no to storage.
My suggestion is, knock it down!! Then, put plants and flowers in to incorporate the garden and possibly a nice seat or bench. This would give a good impression as you enter the main gate, rather than the sight of an ugly building.
