hi all its the cabby, been interested in this development for some time now,and have been folowing the forum and development with interest. my question is, is it possible to buy a property on this development, without having anything to do with the various rental schemes attached? it seems to me as time goes by these schemes are looking less and less attractive.it seems all the terms that were promised in the sales material are changing constantly, and not too the benefit of the purchaser! what happened to... the property will be returned to the owner in "pristine" condition... now it seems you have to pay for "wear and tear" ...or..... income paid into any bank of your choice fornightly... to ..six months in arrears! how do you on this forum feel about this? can you if you wish not be included in these schemes if you dont want too. your thoughts appreciated

thanks Sabber, makes it a bit clearer now.... i was taking the 185k for the apartment adding the 7% IVA ,making roughly 200k.and then adding to this figure, the 10% to 13% puchase costs..... [20000 to 26000] so as a rule of thumb you take the apartment price, add 7% iva and then 3% to 6% to cover the rest of the puchase costs,

hi all, its the Cabby back again, does anyone have an explanation as to why the purchasing costs in Spain are so high?? i was thinking of purchasing a 2 bed apartment on the new Tee 17 phase of Medina Golf [backed out of the 1 bed on medina 23 at 165k] at approx 185k but the iva tax brings it up to 200k so my costs could be between 20000 and 26000 euros!!! gulp! thats a bit steep dont you think? has anyone a breakdown on this?

hi all just want to pick your brains..... after paying your reservation fee approx 3000 euros, when is the rest of the 10% payment due? in Peninsulas pricelist it states "within 30 days" can this be right? would the payment only be due once the Building permits are in place and the bank guarantees and Insurance etc? if it was requested would you pay? as Medina Golf is the fourth development does anyone know wether permission has been granted yet? like to hear your thoughts

Hi Cardiff. welcome to the forum, was meant to visit Granada Monday but due to a Baggage handling strike flights were cancelled by Ryanair grrrrrrrr anyway hoping to get there after Xmas now...... with regards to the rental scheme i feel if your in the guaranteed, say for the first year, and you have purchased your furniture pack with your own funds [by the way.... does anyone know the prices??] then it will still give you roughly 500 Euros a month after deducting the Management fee.which i think is a pretty good deal. however if your in the variable scheme and with there projections of the rates for a 1 bed apartment [ roughly 600Euros per week] then any weeks over ten will generate you more income[but of course with a degree of risk!] and of course with the added bonus of being able to use the apartment yourself.i believe that with the management company marketing your property and myself, that more than ten weeks can be acheived. because we all have friends family workmates etc etc spread the word, let everyone know. what about creating a pool of owners or even designing a website? [today Atarfe.... tomorrow the world!!!!] anyway sorry about my rantings!!! what does anyone else think
