Mab 53, there is no choice to join the community, all the owner have to by law. You all will own a part of the communal areas, ie pool and gardens etc.

You all have to pay for the up keep of these.

Some communties, if the owners do not pay their fees or often break the rules then the President has the right to not allow these properties to use the Pool. In some case they are even taken to court.

There can be problems to start with, as I know.

What everyone needs to know is that, when the communtiy has been formed and the rules made, it is the legal responsibility of all the owner to make sure whoever is in their property to abide by the rules.

If this is not done then the community can involve the police. The rules are there for Health & Saftey and repect to each other.

This is where the problem may arise, but not always.

Ok communal insurance is only for the communal areas only.

If you check with the insurance company they will tell you this.

You have to have your own insurance for your property and contents, do you really want to find this out after you have a problem and receive nothing?

Community insurance is just for the communal areas, not properties, this is why you need your own building and contents insurance.
