One of the biggest problems with the hot water heaters seems to have been in the rather expensive electrical circuit. Ive had to have 8 replaced during the past year

Re insurance – the community insurance which is paid from your community fees SHOULD cover damage to the community ( i.e. flood damage) – however – I spoke to the administrator – InterCala yesterday and whilst a claim will be considered – the cause of the problem has to be seen to be repaired before the insurance will pay out any claims – that is to say – they need to be sure that they don’t pay out – for the same thing to happen yet again in a few weeks time.

 

Repairing the cause of the flooding quite clearly is not going to be done by Evemarina – who seem to have washed their hands of everything at Hacienda – so the president is now looking at ways whereby it can be done – unfortunately this involves payment from the community.

It seems that a whole new drainage system may have to be installed.

 

I understand however – that individual contents insurance should cover damage to items in the store rooms. Best check with your insurers – it may be that the same ‘repair’ terms apply.

Some of you may already be aware that there has been some very bad flooding at Hacienda

We had very prolonged heavy rain in the run up to Christmas, and another very bad bout towards the end of last week.

On Thursday of last week - the fire brigade had to be called in to pump out both of the underground garages.

I have today checked the store rooms of the apartments I look after - and in varying degrees - they have all been under water.

The worst affected blocks seem to be Muirfield, Royal Lytham & Pebble Beach - although some areas of Carnoustie & Belfry were also affected.

I would suggest that if you have someone here who holds keys for your store room - that you ask them to check. If you have items on the floor of the store rooms - for sure there will be water damage.

Some ground floor apartments in Royal Lytham where actually flooded too , with sludgy water coming back up the toilets and baths. If anyone actually holds keys to your apartment - best call them !!

 

A meeting is being held at the Tamisa Golf Hotel on Wednesday 3rd February - to discuss this issue, + general claims to the promotor + the economical situation of the community.

You should have received a proxy form - which - if you are unable to attend - should be completed - nominating someone to represent you at the meeting.

I WOULD LIKE TO LET YOU KNOW THAT THERE HAVE BEEN SOME GRAVE ERRORS MADE IN THE CALCULATION OF RATES IN THE CASE OF SOME PROPERTIES IN HACIENDA.

THIS MORNING - I WENT TO THE TOWN HALL IN MIJAS VILLAGE - TO QUERY 3 OWNERS ANNUAL BILLS WHICH SEEMED TO ME TO BE INCORRECT.

THE IBI CONTRIBUTION IS CALCULATED ON THE SQUARE METERS OF THE PROPERTY - SO OF COURSE - MOST 2 BEDROOM APARTMENTS SHOULD BE OF A SIMILAR AMOUNT - AS SHOULD 3 BED & PENTHOUSES.

THE PROPERTIES I WAS QUERYING HAD VASTLY DIFFERENT AMOUNTS BILLED FOR IDENTICAL APARTMENTS.

YOU MAY BE AWARE THAT THE TOTAL SQUARE METERS OF YOUR APARTMENT IS COMPRISED OF CONSTRUCTED AREA, +TERRACE + WHAT IS CONSIDERED TO BE YOUR PORTION OF COMMUNAL AREAS

AFTER SOME RESEARCH WITH AN EMPLOYE AT THE TOWN HALL - WE DISCOVERED THAT - DESPITE THE CORRECT AMOUNT OF COMMUNAL SQUARE METERAGE BEING QUOTED ON THE TITLE DEEDS - THE TOWN HALL HAVE IN SOME CASES ALLOCATED THE WRONG SQUARE METERAGE OF COMMUNAL AREA.

FOR EXAMPLE - ON THE PROPERTY I WAS QUERYING - THE COMMUNAL ZONE METERS WERE QUOTED AS 240 !! - AS OPPOSED TO THE CORRECT AMOUNT WHICH SHOULD BE IN THE REGION OF 16 - 20.

THE TOWN HALL EMPLOYEE ADVISED ME THAT THE ONLY THING OWNERS CAN DO IS PAY WHAT THEY HAVE BEEN BILLED - THEN CLAIM IT BACK. THIS WILL INVOLVE SENDING A LETTER IN SPANISH TO THE 'URBANA' DEPARTMENT OF MIJAS AYUNTAMIENTO - IN SPANISH !! - STATING THE REASON FOR YOUR CLAIM

THE ONLY WAY WHICH YOU CAN PROVE IF THERE HAS BEEN A MISCALCULATION IS BY LOOKING AT A DOCUMENT CALLED A 'CONSULTA DESCRIPTIVA' - WHICH YOU CAN GET FROM THE TOWN HALL - BUT IS ALSO AVAILABLE ON LINE AT -

THERE IS A UK FLAG SYMBOL ON THE SITE - CLICK ON IT FOR INFO

YOU ACCESS BY CLICKING ON ACCESO LIBRE - THEN ACEPTAR - IN THIS FIELD YOU ACTUALLY NEED TO PUT THE CATASTRAL REFERENCIA OF YOUR PROPERTY - WHICH UNFORTUNATELY IS ONLY SHOWN ON THE INDIVIDUAL BILLS AVAILABLE FROM THE TOWN HALL. THAT IS TO SAY - THE CATASTRAL REFERENCE IS NOT THE 'REFERENCIA' QUOTED ON THE SUMMARY WHICH SOME OF YOU MAY HAVE BEEN GIVEN BY THE TOWN HALL. IT IS QUOTED ON THE INDIVIDUAL BILLS FOR EACH YEAR.

TO BE PERFECTLY HONEST - IF YOU DO NEED TO MAKE SOME COMPLAINT ABOUT THIS - IT ISNT GOING TO BE AN EASY PROCEDURE - WITHOUT SOMEONE ACTUALLY GOING IN PERSON TO THE TOWN HALL ON YOUR BEHALF.

IN THE CASE OF OWNERS WHOSE PROPERTIES I LOOK AFTER - I ALREADY HAVE THE CATASTRAL NUMBER AND WILL BE CHECKING FOR ERRORS THROUGH THE COURSE OF TODAY
