Well, I must say I experienced a momentary stab of panic on reading the words "the mayor has been removed from office last week". Great roaring halls of corruption! Given all that fuss recently just down the road in Marbella, could it be that we were going to be scorched by the same flame? Well, no, I don't think so, not yet anyway. It turns out that good old self-interest was at the root of the removal. To my mind, you have to have a certain amount of admiration for the former mayor in the circumstances. A man of style, and if he had his way, substance. Mind you, he would have been better advised heading up a different political party.

Anyway, back to the content of the last thread. Despite my initial disappointment at the confirmation that, as I suspected ever since I visited the CDA site last Easter, the 18-hole golf course will not materialize anytime soon, I have to say that there does seem to be glimmer of a sliver lining. Eventually. Snr Civiero states that the developer's intention is to complete the full scope of the development. He also provides a plausible, and verifiable, cause for the lengthy delay in proceeding the development. Indeed, I think that Snr Civiero and his colleagues would do well to continue to exercise patience and wait for the wheels of Spanish burocracy to grind exceedingly small. Our place is a two-bed appt on the ground floor. We have a patch of green out the back, so I daresay we have to pay a bit more of a percentage for the garden maintenance.

A bit more information: the monthly contribution to the community is based on your property percentage as well. We will only know how much our individual contributions are when we have a figure for the monthly maintenance of Los Iris. If we want maintenance to happen, pool to be cleaned, security to be in place, then we need to set up a community, get a quote from suitable service suppliers and proceed from there. Of course, it wouldn't take a great leap of imagination for Grupo C to offer these very services because they are doing a certain amount of the services at the moment.  I do not know when the critical mass point occurs when the developer stops developing and starts looking for maintenance costs. I guess it will be sooner rather than later.

An update about the Plus Valia Tax. We asked our lawyer, who confirmed that normally the developer pays this tax because it is indeed a profit tax on their profits, however some developers insist that the buyer pays this tax. One such developer according to our lawyer is Grupo C. Our lawyer estimates that the Plus Valia Tax will be less than 500 euros, but that the final sum is not known until the town hall assesses the scale of the developer's profit on the completion of the deal. I am not happy about this uncertainty.

Can anybody give me some insight into this extra tax?

Well, we have done a bit more research, and here are our findings regarding the "community starting quote". For anyone who already knows all of this information, forgive my ramblings:

1. Every member of the community has to pay into a community reserve fund when you buy a property on the site.

2. For Los Iris, the reserve fund has been set at 150,000 euros.

3. The amount that each member pays into the fund is set by the size and location of your apartment.

4. In our case, our percentage to buy into the community is 0.6312%, which translates into 947 euros.

5. This cost is a one-time hit and is not directly related to the monthly community charge.

6. This cost is additional to the cost of the property.

I would still like to know how the monthly community charge is calculated. If anybody knows, could you post the information here please.

 Thanks for your reply.

I think that the point that our lawyer was making was that the electricity supply is not completed yet, and that we would be dependent on the builder until some unspecified time.

 But anyway, we will probably sign up just the same.
