We are visiting La Tercia later this month so we can mention this when we see Emilio and report back.

Hi All

We have just returned from visiting La Tercia Real.  When we arrived on Saturday our bank guarantee was there waiting for us. We were extremely happy and relieved that we had got this. We did quickly look at the Miriam show house and although not finished, we were thrilled with the floor tiles, bathroom tiles and the very large solarium. The site office was very busy with one couple signing and I think at least 2 other couples looking very interested,so I thought this looked positive.

We had a meeting on Monday morning at Peinsa head office in San Javier and just to confirm what has already been put the hold up is with regards to the green areas and they are expecting to hear something from in January. We are over again on 24th January and have said we can meet up again for an update.

My mistake, we were informed in July by our solicitors that the licence hadn't yet been received by Peinsa and she was chasing this up. I obvioulsy missed this in the correspondence so we are pleased to say our solicitors are on the ball.

Our agent has been with us over the weekend and at the meeting with Peinsa and couldn't have been more helpful and I know they want this sorting just as much as we do.

Now we have been out and had the meeting and visited the site we are not at all concerned, we are just going to wait. Peinsa  did offer us all our money back but we didn't want that as we love the area, the villa and the price!!!.

I hope this gives you all peace of mind that hopefully they will receive all the paperwork in January/February and start building.

We have just received a reply email from Peinsa regarding the tiles, please see below

Dear Mr & Mrs Cocker,
the technical department is working on the show houses and as you know they are the first houses we are building for that reason there is a possibility to change any of the materials in case they consider they are not suitable for the houses.
As you are coming very soon you could wait to see the materials fitted and give the technical department time to make any modification if its necessary.
Hope to see you soon.

Regards

Sonia & Elena

With regard the pool area, as you can see on the brochure is located in the middle of the project, so will be ready by the middle of the project ( around 3 years ). But with a bit of luck the builder next summer will start working on that area.

With regard the community charges, we do not know exactly at the moment, but no more than 100 euros/ month, it will depend on what services the community will contract or not. Anyway, for phase 1 you only have to pay for lighting, security and the maintenance of only a green area, so the community charges could be lower ,and moreover your house it is not a big one so you have to pay less money. As soon as we estimate the community fees I let yo know.

The showhouses will be reay by December. Shortly I will send you some pictures.
