Hi all,

I am looking for some guidance on what valuation to expect on my apartment (phase 1, block 14) which is due to complete imminently (!!).  My wife and I love the area and what we've seen of the develpoment so far, but we're nearing the business end of the process and need to sort out mortgages etc.

The last selling price I remember seeing was approx €230k, this was some time ago and may have been on the old Arenal site.  a quick browse of websites has prices between €210k and €230k

With all the credit crunch / property crash doom and gloom around at the moment I don't know what a realistic expectation is - can anyone help??

I understand there may be a reluctance to share such info. but I would be grateful if anyone who has had their apartment valued recently could give some indication (by private email if preferable)  i.e. over or under €200k, €210k, €220k etc.

I was interested to read your comment that

for those of you that have not licence in Phase I and your contract expired more than 8 months ago. You could ask Prienesur to swap your property for another one with licence

Do you have a contact details for someone in Prienesur who I could discuss this with?

Hi Margo, just wanted to add  to the list of 'stayers'.

we bought in 2003 as investment / holiday home and are going to hang in there.  we're in block 14 and hopefully all issues re snagging / service connections will be sorted by the time they get around to us.

As has been said many times before, love the area, able to walk to the beach, nice looking development (last time we visited!) at 2003 prices - so unless something totally unexpected happens we're looking forward to many years of r&r in duquesa....  but we're fortunate that we're in no hurry aswell

I've bought in block 14 and am curious to see how close this to the blocks that now have their licence
