There are messages appearing on the message forums from people just joined, first posts, informing people of  these deals.  Free advertising? i don't know but i would be sceptical as to what this deal really is. And also we dont really know who is who on here do we? 
As the 1st poster to highlight this deal on the board i would like to clarify again for the record my personal position. 
I have no connection whatsoever with the agent, developer, or bank or anyone else associated with the offer.
I purchased through McAnthony real estate nearly 5 years ago at 179k. Due to the problems i cancelled my contract [took some time] and received my deposit + legal interest back. I subsequently purchased in an off-plan development in Almeria[still to complete]. I have posted on the Playa Macenas forum on eyeonspain.However i have kept an eye on Arenal Duquesa due to previous involvement..
Any info i have posted is verifiable and i assume that any intending purchaser would perform due diligance re the offer.
If people can cancel and purchase at the reduced price then i think that would be great.
Personally i would like to repurchase in the development but i am already committed to Almeria and do not know if i could afford it long term. Still trying to decide.

I am merely updating on information i have received.
The offer appears genuine in my opinion.
Below is some but not all of the details i received.



Further to my email of yesterday, I now have further information for you as promised.

MORTGAGE LENDING CRITERIA
 
EMPLOYED BASIS   P.60 required plus last 3 payslips plus copy of passport.

SELF EMPLOYED     letter from CHARTERED ACCOUNTANT confirming income plus last 3 months bank statements plus copy of passport.

AVAILABILITY

6 blocks ready for sale now! Some available with south, or south west orientation. Ground floor apartment terraces are 3 times larger than upper floors but all apartments are good size with terraces. As we have quite a few available, the best way to find what you want is to let me know what floor you would be interested in, what views you would like and what orientation you prefer and I will check which blocks have suitable apartments with availability as these are really selling fast.

I do not want to appear to be trying to sell this as i have no connection to the development or the agent marketing this offer. Total mortage package is 153k which is to cover I.V.A and closing costs. Obviously you do not have to avail of this mortgage if you can finance it yourself. I have received a list of available apartments with block number size etc. Approx 200 apartments are for sale in blocks 3,4,5,6,7,8,9,11,12,13, and 14 with availability on all floor levels.
Do people on this board feel this is a good opportunity?
I know i agreed to buy 4 years ago at 179k but with the market turmoil and oversupply i am more cautious now.

Hi to all on this forum. 
In response to a comment that the apartments are been shown in the development at 220k i am afraid that this is no longer the case. The bank that has financed the development are selling of ALL apartments at a flat price of 140,000 euro irrespective of floor etc. I had originally purchased in the development  in March 2004 but due to delays cancelled my contract approx 12 months ago and received my deposit + legal interest back.Original price of apartment was 179k euro. I personally feel that at 140k they are fantastic value. I received an email from an agent with this offer this week. Full mortgage is available to include closing costs if required. Agent has a fee of 3k. Even though i have since purchased in Almeria i am still thinking about this as i always liked the area and proximity to beach and golf.

Hi,

My understanding is that it is a par 67.

Does any one know if the beach will be regenerated?

Initially Med said so but now appear vague saying it is Mojacar town council and/or local government responsibility.

I love the development and mojacar but feel that the beach is of very poor quality.

Anyone know the actual position.
