Panaderías use fresh cream in their cakes, not UHT. If you want to buy litres at a time they may sell you some. It's worth asking!

Surely the question is why the sale fell through. Who is at fault, as that will determine who gets the deposit. If the seller refused to sell, that is one thing, and the agent should not be out of pocket, as they have provided a buyer, plus the vendor has to pay back double the deposit. 

If the buyer declined to proceed, that is distinctly different, and they should forfeit the deposit. In this instance, since there is no sale, there is no commission to pay.

It is generally expected in Spain that an inpatient has a friend or relation to stay with them at all times to provide personal care. I have Spanish relatives in several provinces and that is the rule. It may be that a blind eye is turned to expats who do not comply with this expected behaviour, but it is the Spanish way. In my view it makes eminent sense. Nurses provide medical care, while the patient's carers help with personal care - eating, ablutions, passing mobile chargers and all the other assistance that the bed-bound require. Many Spanish families even bring home-cooked food. Visiting is generally allowed at all times. I think this is by far a better system for the patient and family alike. Contrast it with Britain, where visitors are confined to strict visiting hours, and the the patient is abandoned, having to call overworked nursing staff for any little thing, or big thing.

I speak from experience as my hubby was hospitalised numerous times for cancer treatment and surgery here.

 I know a British 'man with a van' who has done a house move from Barcelona to Madrid for a friend and taken part loads back to the UK for me (TV, etc for my son when he moved to London). I wouldn't hesitate in recommending him. He is most obliging, reasonable rates and travels regularly between the UK and the continent. He does lots of motobike transport and has references from all over Europe. If you pm me I'll pass on his details.
