I don't know whether by now you have already purchased but the advice I would offer is to make sure that your lawyers do all the necessary due diligence before you purchase as it is important that the correct checks are carried out before you commit to anything.
Due diligence will include checking to make sure the building has the Licence of First Occupation, checking the deeds (escritura) for any mistakes / errors and that the property has been registered correctly. Sometimes it is also advisable to obtain a snagging report by hiring a surveyor.
