Good Morning, myself and my partner have just returned from Spain after a very stormy flight last night. Didnt see any evidence of an earth quake but we did have numerous violent thunder bolts which were a bit un-nerving !
We had a site visit on Friday with the work director who explained what the current situation is and why the builder had stopped work. The story was the same, until the primary certicate for habitation has been issued the works are suspended. Everything is dependant on the power line being removed, according to the green activists there is a danger to wild life, this seems an absured argument as the power lines were in place years before the start of the building. This seems to be a political rangle between the governing party and the opposition, which ironically were the party that approved the project orginally when they were in power according to Snr Eamon! A new project as requested by the greenies has been submitted by the electric company to the planning department and this should finally put an end to this delaying tatic by the green party. The gas system and the new water main is already completed and ready to be connected to the houses so this is not an issue at all.
I bought up the question of the building licenses being revoked for the first houses, we were assured by Snr Emon this is not the case, in his words "at no time during the contruction of the site has there every been a stop put on works, if the works were illegal the guardia and local government would have put the works into suspension." I did mention that various sources had indicated that this information had come directly from the town hall officials, when he asked me for information of the town hall official that had given these details unfortunately we could only say this had come from a third party ! If anyone actually has the details of the informer perhaps you could forward it to the developer on their info email address so they can investigate the matter further, they are very keen to hear the source of the information.
Also mentioned was the action that some of the clients wanted to take which involves using the euro rep David Milliband, the answer we received was " The developer and financier of the project would vey much welcome a vist from Mr Milliband, they would appreciate the opportunity to introduce him to the project, have no problem what so ever proving that huge investment has already been made by the promotor and bank which is in the excess of over fifty million euros compared to the very small sum invested by the clients.
Having had a good look for ourselves it is very evident that in deed a large investment has been made by the developer and bank, not only on the first two phases which has completed sections and many more properties in a very advanced stage of construction, but also the advanced stage of the infrastructure of the entire site was pointed out and explained to me.
Whilst on site two couples arrived who are waiting to move into their properties, they are totally frustrated with the situation and also have the added burden of having to rent property nearby, but they were all still committed to moving into their new properties a.s.a.p.
After catching up with previous posts, I didnt see any evidence which would lead me to believe that the developer was in administration, if anything I would say that they are also very frustrated with current situation. The bank also seems to have relaxed a little bit since last year and now offering some good deals to try and help with the economic situation. Looking at the information on the Debs posting, as far as my partner is aware this is a normal situation when a project gets into an advanced stage, the debt normally will start to decrease as and when the properties are paid for by the ownwers/ purchaser. Obvious really !!
Lets hope for everyones sake that all this political nonsence is sorted sooner rather than later, or at least before the Spanish politicians take further lessons from our own corrupt politicians, or maybe Mr Milliband would like to sell a couple of the houses to some of his chums as second, third, or even forth homes !!!
