Hi there Frondoso residents,
Can anyone let us know how things are within the frondoso community as the moment? Are the communal areas being maintained?
Is there any development of tennis courts or shop units?
How has the recession/bank situation and builder going bust affected the community?
Is there still a sales office and active sales team trying to sell remaining properties? Have all properties been completed now?
We are still considering completing if we can get a mortgage now with the new bank who has taken over but need more information before we decide.
Any advice or PMs gratefully received.

If there is anyone out there who are unable to complete due to the shortfall on the builders / any mortgage offer please PM us and get in touch.

We think it would be good to 'discuss' our problems and search for possible solutions.

Hi and FELIZ ANO to you all!

Can anyone please offer advice on where to get mortgages from and if you had a new valuation done and how this affected the aount you could borrow in the current market?

we had heard that not many spanish banks will offer 70% mortgages anymore which is what we need to complete, but the builders mortgage is also far too expensive set up costs and they wont offer 70% either so we are stuck in a rut awaiting new offers from our IFA,

any advice would be gratefully received as we cant complete unless we get another mortgage offer soon for 70% of the purchase price. also, what if the new valuations leave people short given the 40% decrease in property prices?

Hi there

We are waiting for spanish mortgage offers from our IFA as we had one offer to take over the builders mortgage - subrogation mortgage, but cannot accept this because the fees are astronomical (approx 5500 euros) and ontop of that they are not offering the 70% loan to value that we thought they were going to offer.

can anyone confirm if it is usual for spanish banks to offer 70%, or not? we thought it was normal.

also, do we need to get a new valuation since we put the deposit down 3 years ago, and the property market has decreased in value by some 40%, so would we now be able to get a mortgage based on the builders original valuation? does anyone know how to go about getting a new valuation?

also, if the mortgage companies say no, does this give us power to bargain on the price based on the current market?

FELIZ NAVIDAD A TODOS NUESTROS VECINOS EN FRONDOSO TAMBIEN!!!!!!!!!!

How frustrated???!!! - just booked last minute holiday to canaries as didnt expect to get M2 green light before xmas now, and Gema e-mails today to say the certificate has arrived from the town hall today!!!! Típico!

Anyway, cant come over now until February half term, so plan to be out that week and furnish the place etc so hope to see some of you then!

take care and enjoy frondoso festivities if you are out there over the festive period!
