last night we had the EGM to follow on from the AGM a couple of weeks ago, as posted we sacked Pentagono sometimes using their other company name Grupo Mediteraneo. This meeting was obviously called at short notice to appoint another administrator, his name is Andres Ruiz and is based in Guardamar, his fees are considerably lower with possibly a 7,000 Euro saving. This now done we can progress. The meeting was a good one and several things came from it. It appears that not only was the administrator working in the builders interests but so was the solicitor. The solicitor was sacked and a new one recommended by Marysol was approved in Madrid who specialises in these horizontal law cases. It was agreed to proceed to get him to look at all the faults including testing for water that appears to be coming from beneath the building ie subteranean. The previous administrator had appeared to have made incorrect entries in the accounts and permission was granted to check this and seek compensatio. As you know your fees for this year are overdue so we recommend you pay half of last years budgeted amount thus covering the first six months of 2010. We now have insurance for 3 mths whilst it is sorted out for the rest of the year. We are also looking at other companies for Maintenance and cleaning obviously to make savings. The new administrator needs your addresses to sort out a mailing list.
This is a good opportunity to correct one big criticism of the previous one. We are also trying to sort out better communication ie the timing of meetings and the length of notice. Please supply me addresses so I can pass them on.
Now one point from me, most of you know how I try to help the community is about some of the eMails you are sending. If you consider that I am not doing an adequate job then vote for my removal. But some of the letters are not polite, they are demands and do not have common courtesys like please and thank you. As a child I was taught manners and reprimanded for this behaviour. I will always respond as quick as I can when these courtesies are followed, but if they are not then I will not respond, please remember you don´t pay we for what I do and do not refund the cost of my emails or telephone calls.
