Hi

I got an email from AEA stating their is cash call but not what for, I was not able to attend the AGM but i understand its for re-painting the exterior. , please can someone explain the following

• Should this not be part of the management charges we are already paying we pay enough already
• Which blocks does it relate to, if its only phase one does that mean we will get another cash call every so ofter for the remaining phases
• Currently a lot of owners are not paying their management charges, thus they will certaily not pay this, what will happen to these defaulters

 

 

My big fear is now agreeing to requesting this payment it sets a precident to call for cash for all sundry projects in the future what system is in place that this is a one off call i suspect nil

I have just got hold of my IBI bill [living in UK difficult to get it] does anybody know the bank account details of Manilva Town Hall so I can transfer the money asap, if so can they let me know.

Is it easy to set upa direct debit if so how do I go about it

We have a long term tenant  [11 month contract] in our apartment in Duquesa, 3 months no problem with rent and paying bills, however last 3 months not paid anything and ignoring  our polite eviction notice letters and emails and our property manager requests to leave.

What can I do to get them out legally [ the contract is sound and allows eviction if not upto date with rent and utility bills]

Am I a loud to arrange termination of the utilities and change the locks? I heard that this a crimminal offence against me the landlord.

If I have to employ a solictior what would the costs be and how long does it take to get a court order?

Any advice is welcome as I understand this is becoming an increasing problem

 Help is required, having read an article in EoS the piece that interested was and I quote

" To provide consistency, there are very strict guidelines that the valuers have to follow, which can have the unfortunate effect of ignoring the individuality of each property. In addition, the guidelines are open to use by the Bank of Spain as part of the Government’s economic policy, by dictating that values reported for banks must be reduced or increased (rarely that!) according to certain formulas with the aim of reducing the rise in property values.

Does anybody know how I can get hold of the formula as I want to challenge the bank valuation in 2006, the RICS valuer based his valuation on the promoters over  inflated price, my contension with the bank is that this was done to get the mortgage ratio right within the bank requiremnts and no due dilligence to me or the bank
