Yes indeed, the hotel in "HDA golf resort  and spa"  is open but i think official opening will be October i think, but people can have a look around as its open for viewing, theres also a restaurant and a bar. A Lovely hotel. Looks tropical with palm trees!

Theres A new Supernarket located in the Spanish village. and a new cocktail bar by the entrance of the Resort too.

with regards to the " pool in " Spanish Village" ... Its yet to be seen. I have not seen any digging yet! Hopefully they will soon! As one can only hope.

yes, the "el Oasis " facilties and pools are NOT open for outsiders that do not belong to this Community (el Oasis, ) the owners in "el Oasis"  are paying substantial amount of money for, their facilties, i hope people do realize it and stop coming over there as it is indeed not considerate of them and in fact not official and legal. In Los Olivos community , it is also not allowed to go,and use their pools! But theres always those problems....

Spanish village is coming to life, but the " pool".. Hopefully they will build, them, it would make everyone happier!

Goodluck all!

Indeed it is a little confusing. Joss, explained it well:-)

I own properties in other resorts, it is effective to have one Administrator.

But i  think with HDA,  each phase when they were finished had different "Community statutes" made for them and thereby had become a separate individual " "entity ".

I have been told that most phases/ communities  shares or have the same old Administrator though. ( not sure)

i think , only the " el Oasis" private complex, was recently taken over my Mare Nostrum. (Mar menor golf resort's Administrator)

Community thread: Community Administrators HDA:

First, i would like to say , that Hacienda del Alamo is a nice place  ( might not be everyones cup of tea, but its has its  own charm) has an up and running golf course that stood the test of time.

The resort has many communities and each community - has different styles of phases that caters to different niche.

villas- with private pools

villas -with community pools

Spanish Village (Pueblo espanol) a town commercial centre- no pool, has potential to be a real commercial place.

And the Apartments-

Los Olivos  with shared pools

The Oasis - shared pools, private mini splash pool, gated site.

The initial release of Oasis, with its price and quality - was a good  sucess for The bank , so a new professional legal Administrator was appointed to manage it. This Adminstrator also manages, Mar Menor golf resprt and Peraleja golf resort..

Each of these communities has its own Legal Administrator which overseas how the community runs in accordance to the Community Statutes,Bylaws...(each community has its own. )

In principle , everyone in a community  understands  that anyone who buys in a community  is automatically binded in a "legal framework " and theres no such thing as "small mindedness.." Spain is very different than in UK, or any other country, in Spain owners has probably more obligations than rights.( so to speak) you really need to think things thru in Spain.

In this thread, as i understand it, covers Two subjects-

1-)Oasis facilities and pools, for the sole use of oasis residents

2- )Facebook post of an owner , suggesting one  friend who is from another community to use the pool for Fitness exercise classes, ( open for all)which had some few positive support from thosewho are active in facebook.

Now, as been mentioned many times before here, - by some sensible posters."

" please accept the facts,- You cant access any pools in other communities which you dont live."-( which are officially agreed and passed)

" Nobody can just do anything in a community even if they seem such a good idea" - some people welcome those ideas but Everybody needs to know about it and agree. It does not matter how many facebook comments you have.( this should not even be raised in facebook for that matter)

Any exercise class free or charged are viewed as  Commercial Activity in Spain which requires few things.( but many would think its no big  deal, till something happens)

Not ALL owners are British, not All owners are in facebook, not all owners wants an exercise  class in their pool, some even if its free ! or charged.  (why  are the Fitness  instructors offer a " certain "exercise program if they dont have a facility for it?)

and most importantly Facebook is not the  ideal place to agree  on things with anything that is community property, ( ref. Commonhold act) specially after the "issue of the verbal agreement with Pueblo espanol using the pools....

The problems with such communities almost everywhere in Spain: ( holiday homes, resorts etc)

1-the permanent residents or the ones that frequents in the resort, for some reason thinks they have some special privileges , in creating ideas, and decision making ( happens a lot) specially when they start building relations to neighbours , or just want some sort of activity......

2-the " shrug shoulders- grin- bear- it- " group

3- the vocal ones in the facebook, - group ,

BUT then, they forget that even if the some properties look empty it doesnt mean nobody owns them, and it does not mean that the owner did not attend the meetings they dont exist or not aware , or been legally represented for that matter ,  and even if the owner does not frequent in his property doesnt mean he doesnt care  and most importantly just because he is not in social media he does not have the same equal Rights.

Oasis is nice concept, with a potential ,  owners need to come together to focus their attention to develop  it , inorder to reach its potential. Fix what needs to be fixed, enhance it and later can move to other Plans ... As other poster has mentioned.

All the very best ! please try to be sensible , factual, and not attack posters on eye on spain, its really hard to come across as helpful in a post ....

Community thread: The Oasis apartments- facilties, pools etc

To Mr Roy H. , its a very sensible post indeed.thanks

Yes, when buying in a community , an owner becomes automatically binded to a

a legal framework , set out by the Commonhold Act 49/60 (aka Ley de Propiedad Horizontal, Horizontal Property Act, or else Commonhold Act) and by the Spanish Civil Code (arts 396 et seq).

some" rules within the community can be changed by owners by majority votes during official meetings, as ,long as it does not affect Statutes.( which requires other things)

but its common to have some people for some reason, would just do what they fancy, specially if they feel as if they are in the compund a lot, , or in some social pressure...

its does not matter, how small things may seem , how many facebook comments you had , ", nobody can just do whatever they want....its one of the things that people need to understand , whether you like it or not, when buying within a community .

as per Oasis, ( owners can request a copy of EGM minutes, from the Admin. MN Legal) and suggest a new news letter relased very soon and release memos to  ALL.

I suggest, owners need to concentrate first in improving the compoud , fix things, improve its physical conditions... Then can move forward to other external social pressures.

a smooth, running communty and owners that shares common goals will be very beneficial to everyone. ( in priciple)

( not on facebook, as iam not a big fan of this type of social media) 😎 But iam very aware of that the " oasis pools are for oasis owners only. ) and the results of the EGM.

Agree, someone must say something sensible impactful in there...

Nobody can just do whatever they want, just because they have positive supportive comments in facebook, although some people will do try with full blown ego. No agreements can be made official, without the presence of the Official Administrator, and signature of the President., (as with Oasis , its the Bank, who,is the president and major share holder)

People need to be very careful on there , its not only very inconsiderate to others  but can lead to some other issues.

"Community Statutes, or Bylaws, are the ones that really rule on the everyday life of each community and are unique. No two communities hold the same statutes. There is a general legal backbone common to all communities in Spain which are the Commonhold Act and the Spanish Civil code." -By Raymundo Larraín Nesbitt

Have a good day...
