Does anyone have statistics as to the effectiveness of the EOS website with regard to selling houses. I see several apartments on EOS which have been advertised for several months. Does Justin know how quickly people have managed to sell their apartments on the EOS website ?? I realise it depends on several factors - but I wouldn't mind getting a feel for it.  Any figures would be useful as I am considering using EOS to advertise an apartment for sale.

Maria - I have 3 related questions:

1. As our development is going to be nearly 2 years late, does that mean we can delay completion for several months after lfo is issued ?

2. Is completion the point when we pay the balance of monies??

3. What is the difference between "Completion", "LFO being issued", "signing of Deeds" and "paying balance of monies". Could you please explain the sequence and timing of these activities. Do they all happen at once ? Should they all happen at once ??

4. At what stage or at what point should we start finalising mortgage process ?  At what stage should the developer offer their mortgage ??

Barbara - can I ask which package you chose. You obviously seem pleased with your purchase. It is difficult to guage the quality from the photos on the internet advert.

Spot on Jan. I am glad someone is pushing my simple request to the top of the pile. Much appreciated. Everytime I log on I have to go in to each of my Forums to check if there is any recent mail. Great past time but very boring. Thanks Jan - Pls pursue this one for me.

I am not a lawyer but - I think it is highly unlikely the developer will give you any money back. On the development we bought in, we have specifications for all sorts of things such as gym/fitness rooms, indoor heated swimming pool, tennis courts, storage room in basement, etc. The configuration of the outdoor pools were also changed from what we were promised.  We also believe the specification of the kitchen has been downgraded.

The development is now not only 2 years late, but we are getting different spec buildings. No one has consulted the buyers, offered compensation, or reduction on price or given us the choice to get our money back. It is a take it or lump it approach. I am not a lawyer but I am pretty certain that is the case.  A couple of people have got their deposits back after a wait of 5 months or so - but that was on the basis of the delay of 16 months already - reaching a delay of 24 months on completion. One buyer has sued the developer at considerable legal expenses - and lost.
