Doesn't time fly when you enjoy yourself  .We will of had our apartment on casaresc del sol 5 years in November  2011. How time flies! .

What  difference time makes. Instead of spending 5 years moaning on this web site  as one infamous person has done,  a few have rolled up their sleves invested much time in the community of casares del sol . I say community as that is what is developing here.  There are 4 communities in total (PM's)  each with committed presidents and a small committee who have helped develop the development to where it is today. We have fenced communites, providing a secure enviroment for properties and children. Recently, installed wifi internet connection across the site, gardens are continously developing and well maintained.

Camera security is being installed linked into the new securtity  building at the entrance.

On PM4 we have a boule court and an astro turf putting green.  The advantage of this development is the big open space and in time this will be our jewell in our crown. The new fencing has been lined with various plants from  honey suckle and bourganvilla.

On PM4  there is a no dogs rule and a no smoking within the fenced pool area for heath and safetly reason, there is certainly encourgement of a community spirit whith summer BBQ and wine gatherings onthe grass areas. In time and budget allowing I hope we will be able to have a spefic childrens play area on PM4 there is certainly the room . The big open space is idea, ball games are not banned and have never been a problem.  Additionally infalateables are allowed inthe pool much to the kids delight  - they are often banned in hotels and other complexes.

Underground bins were put in,  through the hard work of the presidents with the local council so in time the community will not be awash with bins which is common on other developments.

A brand new security/community office had been built at the entrance.  This will be a central point for owners and renters on the site. Dont underestimeate what had to be overcome to get permission to build this. It has to go to the local council in casares etc, as with the fencing you cant just put it up.

All my applicances are still in full working order, the kitchen looks as new as the day we got the apartment. The paint work is still inexcellent condition. When I go there it still feells like new.

I have enjoyed the last 5 years and every visit I make there just gets better and better I am pleased I invested the time with others  in a positive way to develop the community.

Norman  - how have you spent your last 5 years and what have you got back from it with your 900 plus negative posts on this website !  - have you actually bought your apartment and made the most of it . I have renters that have been coming back year after year as they love the place and this is not uncommon on the community!

Looking forward to the next 5 years

Life is too short to spend more than a day moaning - get up an do something positive  - you'll enjoy life more and live longer

I just want to respond to your coment on the open plan. Ironic that we all thought we had bought ona gated development. At the yearly AGM for each PM where the security proposal were made they were all voted inand the yearly fees increased to complete the security project and unfinished work. It was found last year that there was a securty problem on the urbanisation with many ground floor being broken into .There was also a problem with non owners and non renters just turning up and usinfg the facilities. INdeed 6 lads from gibraltar turned up a few weekends ago and used the facilites of the Pm that does not have fencing just yet.

There was also the problem with  irresponsible dog owners just letting dogs run across  the grass areas allowing them to excrete all over the  grass and paths where children and owners walk and play .This has all been addressed and the securty fencing makes the development secure and more exclusive. The fees have had to be raised to account for the bad debtors who leave the community 50% short on income to provide even the basic services required to run the development. If all the owners paid up ontime the fees could be drastically reduced. You need to look to fellow owners who put the community in the position of keeping the fees at a level where the basic facilities can be provided when only half the owners currently pay the fees. On PM4 50% of owners are regiatered in the local court as debtors and will not ba able to sell until the debt to the community is paid. The community will eventually get the unpaid feees all be it through the court but in the mean time have to surivie on those owners who are making thier community payments on time.   I have just returned frmo 2 weeks there and the feed pack has been really positive.I bumped into a few rental agenmsts and they too commented how nice the developement  was and how much it has improved  and that the securty fencing was unobtrusive and was a big asset.  I know that there are owners who are facing difficult times but even part payment toward ther community fees would be welcommed by the community. Ironically there are owners who have rented thier appartment long term and short term getting rent in,using the facilities but not paying anything  towards thier community charges. But one thing can be said is that casares del sol is getting much better and is always a great pleasure to be there this is a development where you can see improvements and determination to make it succeed.

I totally disagree with it. Before anything is done the town hall needs to be consulted and I certainly will be bringing this too thier attention to halt a sudden building epidemic on the terraces with out permissions.

The apartment were priced as such  greound floor is always cheapest and that is the reason why. This is communal land and unless everyone in the community agrees it cannot be allowed to happen. Those who have already done the alternation without permission should be made by the presidents to revert the building back this will also deter others from taking the law into thier own hands. A health and safety study needs to be regularily conducted of the whole site. It was passed as habital by the townhall and areas considered unsafe accourding to the town hall had fences erected. If children are running along the balconies then I suggest signage is erected asking other to repect the privacy of ground floor owners. It remains a 3ft terrace wall will not affect security on the ground floor. It is was it is a ground floor apartment which has always been ideal for breakins  The deterrant will be secure locks and window bars and onsite security , not a 3ft terrace wall that an 8year old could jump over so it is a poor excuse.

This land belongs to the community not the ground floor owners.

I've just returned after a short weekend break on Casaers del sol . We has a great time .The gardens had improved since out last visit 8 weeks ago however there is still a long way to go.

The new sun beds had arrived for all the pool areas and all the pools were in use by a small number of people. the life gaurds were all in situ.  I had my first dip in the pool onPM4 and can only say it was wonderful to have a swim at last.

I meet Amex  ( Javier )  on site  and discussed some issues including the 2 dumped cars -  these will be removed in the next 14 days with the help of Amex.

Miguel Angel had said he  would arrange for them to be moved and that was last Novemer 06 ,  I asked again February and again in April . I went into the interlarken offices and Anna maria Larios advised me to call the polive myself, explaining that it it was outside her house she would call the police. I said I expected the community president 9 she is actually names as community president) or Interlarken to do it and she said it wasnt thier responsbility - bloody cheek. If it was the gated community that was promised it would not have been dumped there in the 1st place.

The watering system on PM4 was been adjusted with the watering equipment being repositioned on the grass area . I looked around the rest of the site and there are improvement but it is such a vast job onPM2 & PM3. However there was evidence that areas were beeing worked on and steady imporovement has been made.

Javier advised that new top soil would be needed to get good growth but it could not be all done at the same time. I will write and clarify his intention in this area.

We had no problems with our electricity or water supplies or garage door lift all was working .

OBVIOUSLY there is still some snagging item that remain on our apartment  -well what do you expect with Interlarken and Med lux homes.

Ill try to post some pictures by the end of the week.

I cannot wait to go back

Community thread: Complete in two weeks - any last minute advice?

Norman

I am sorry to say you make me want to scream!!!!!  and shout !!!.

For you information I am married to an engineer who has an appreciation of the build, also I cannot spot 'streetwise' in my posting I feel naive but had learnt a lot  and I am prepared to not just talk about things but to do something. I have written to Interlarken lawyers today requesting payment of the outstanding debts to the community , I have asked Ammex to provide a complete list of Interlarken debts and to provide info when payment was requested from Interlarken. I judge what is actually realisitic and achieveable inthe short term and what will make a difierence in the short term . Prosecuting and looking at sueing promoters is on my agenda and many other but it was to be done when the communites of owners are in control wners contraol

We completed for our own reasons however our contract did catch us out  however it did not go into details of the site and pools commercial centre sport centre which is what we have not got. The townhall expect Interlarken to build facilities on the land at the rear of the site as it was agreed as part of the development that they would build something for the community,so effectivelty there will be something but it will be a public facility. I have seen the aggreed plans for the commercial centre and they look good.  Our contract  had a very slippery clause in it about our apartment size including a proportion of the community area. The apartment drawing in our contract was provided with a scale and  we had it professionally measure and it measured 66m2 . So technically according to the contract they delivered to the words in the contract. Infact as far as the contract is concerned it was quite tight but you can still sue against the develop on the development literate, which is where our solicitor believe we have a case, but I am exhausted regarding all of this and just need some time to enjoy my little free time.

It feels like you 'rant' and 'rave' throught your posting.,and you do personnaly attack other owners. I am sorry to say I do find your attitude offensive in most of your postings.

KR Jenny
