Received meeting calling notice by post today.

Well worth reading Astra's post under: "Some info about setting up a community". Amongst other things it explains about the two meeting start times, electing a president and voting rights.

Worth noting that if we don't have a suitable candidate for president (full time resident, enthusiastic and capable volunteer etc) it will be decided at the meeting by drawing lots from the list of owners. It could therefore be Quara, or someone seldom or never at La Finca (who's bought to let or an investor). If this happens the work gets done by the administrator at a price, I assume. Were I a cynic I might conclude that its good business for the administrator to have an absentee president.

I've e-mailed administrator for a copy of the draft laws of the community (also referred to in Astra's post), just to see what else we might be letting ourselves in for.

Thanks TinTin for the administrators reply. I think their arguement about a non owner president not having an interest is a bit weak. An experienced full time La Finca resident president could be the lesser of the evils in comparison with say a commercial owner and the administrator doing the work. Does the administrator have an interest in R6?

Maybe a group of us with the right priorities should do it jointly. We would still need an individual to be named President for legal reasons but that doesn't stop several people doing some of the tasks when they are at La Finca. Probably needs something in writing but.... what do others think?

Who's going to be there on the 9th? I'm trying to reorganise some commitments but not certain yet.

With 3 weeks to go to meeting we do need to get our act together.

  R6 is prospectively a relatively small community. This means we will have relatively small negotiating power when it comes to placing service contracts for gardening, pool maintenance, decorating and general maintenance. Additionally, as far as I am aware we are not well endowed with suitable and/or willing presidential candidates.

 What are other owners’ views about, either;

a)      Getting R6 attached to an existing community, or,

b)      Getting an existing La Finca president to become R6 president also.

Both these options carry the benefit of a president acting for us who has experience of getting things started and set up properly (or conversely having learnt from some mistakes). Also the economies of scale should work for us when service contracts are negotiated.

 I assume that Quara will pay the community charge for the apartments not contractually completed until they do complete, as legally they are the owners up to that point. Has anyone had this confirmed? If not do we want to form a community yet if we are paying one 13th of the total cost in stead of one 25th or thereabouts? (Not a negative view as I’m sure we all want to get in our own pool ASAP – just I think we need to be aware of possibilities and check them out).

 Finally I have e-mailed Ana asking for the meeting agenda, related papers and list of attendees. You may like to do the same.

 My thoughts are simply community spirit, certainly not aspiration.

Happy New Year to all.

Completed at last! Pablo who did the snagging list with us was extremely helpful, spotted things that we didn't see - nothing major at all and some were rectified within two days. Now comes the boring and expensive stuff like insurance, security and aircon.

Regarding aircon, I know there was a post about 18 months ago, has anyone out there had more recent experience with companies they would or wouldn't recommend and similarly with brands?

We got the usual info that 50% occupancy before community can be established and also before telephone line wil be installed. Asked Quara yesterday how close we are but they wouldn't say - only "we expect R6 community to be set up by summer this year" !!!!!

Agree its a bit worrying but I suspect the low occupancy creates a greater vulnerability.

Hopefully with the legals completed for R6 there will now be a rash of completions and plenty of people about from Spring onwards.

We hope to complete on 12th December and start furnishing in Feb.
