Hi Doreen,
I had heard that some cars parked outside the building  have had damage done to their tyres therefore because of this i would always reccommend my visitors to use the garage.
Also my intention was not  to "tout" for business but to reccommend to others someone who in my opinion did a  great job  and didn't rip me off. I sincerely hope others will do the same.

Hi All,

The metal plate that has been mentioned costs 3euros (probably gone up by now with the demand) and Les from apartment G3B (tel 0034966194211) fitted ours and I would highly recommend him for his workmanship in all areas. He’s now done most of the snagging for us that the Builders should have done had they not done a complete disappearing act and all at very reasonable rates and excellent results.

 In addition to this plate some people have fitted an additional lock on the front door with a very strong bolt attachment. This I believe will make it very difficult for anyone to break in and is also visible enough to act as a deterrent. The cost of the lock is, I believe, 14 euros plus the cost of fitting. Much better than spending 320 euros for a security grill that I for one would imagine that en-mass would  make the complex resemble a prison.

With regard to waiting for the garage door to completely close behind you, I don’t know whether anyone else has noticed but this seems to take an awfully long time. I’m sure that as owners we would be conscientious and have the patience to wait but I’m doubtful whether all visitors would. The same applies to the main doors to the street where the present mechanism allows the doors to stay open at about halfway to two thirds, consequently the doors were forever being left open. It was discussed at the meeting that this mechanism should be disabled and the timer adjusted on the garage door, however a week and a half after the break-ins and a week after the meeting the situation was still the same. Does anyone know whether this has now been fixed.

It is now a couple of weeks since the AGM and the promise from Raul that the builders would be there on Monday to continue the snagging. It's pretty obvious that they have not shown up (although I can't seem to get direct information one way or another), meaning that they have absolutely no intention of finishing the work.
This must mean that if we want the work to be completed we have to take some kind of threat of legal action against the builders to force them into taking their obligations seriously.
So my question is this...what are the responsibilities of the Residents Committee in this (and other matters)? Should they initiate proceedings or should it be the Administrators? If it is the latter then could we all have the name and contact details of the administrators so we can urge them to get proceedings going quickly.

It is extremely frustrating sitting here not knowing what, if anything, is going on over there.

Can anyone help?

Hi everybody

I think we're all pleased that Rob is now president and the committee idea sounds good.
As far as getting the snagging done is concerned, thanks to all those who managed to get an undertaking from Raul that all would be completed. However we might have won a battle but we haven't won the war yet, only when everyone's snagging is finished to their complete satisfaction can we say that.
There are a few points I would like to make-
1) We have a verbal undertaking (hopefully it was properly minuted which should make it binding), however did anyone take Raul's contact details....I mean one that he will answer! That is the only way we can enforce this.
2) Has the committee a secretary or someone who will keep everyone informed of progress. Particularly for those of us who are over here in the UK, it is extremely frustrating just not knowing what is happening. For example, it is now Monday eve, the builders were due to come today to start work. So did they or didn't they? There's a whole bunch of people here dying to know. We have a good forum here for info to be transmitted so could we have regular updates? I know a lot of people are unaware of the forum or don't have internet acess, but at least it's a start. Also I presume the meeting was properly minuted, so do we all get a copy and if so how?
3) Could someone explain the role and purpose of the administrators for us please.
Hopefully this is the start of better things, let's keep this forum active and spread it to as many residents as possible.
