What Paul says is spot on! Having the right management company in place is paramount to ensuring that your tenants whether long or short term enjoy their stay. Equally so, a good agent will also ensure that any potential problems with any tenants particularly longer term tenants, are recognised and managed at an early stage before they deteriorate into chaos, like some that have been well documented on EOS.

We dealt with Paul Baxter when we completed on our Phase 3B apartment in Autumn 2008 and he was fantastic. Unfortunately when he parted company with the agent our contract was with, the service then went drastically downhill. We experienced problems such as arriving late at night to dirty linen on the beds, missing bed linen and we even had a short term let who spent their time on Roda in someone elses property!

Kim,

You may already have done this, but if you were to canvas your individual community for support, then assuming the support is in your favour, propose that your committee office bearers then look for alternatives to Marisol. I can't really see most reasonable people not supporting you. Makes my own blood boil when I read your posts!!

As I understand things, each individual community runs independently of the other. If the current Administrator are not doing what they are supposed to, why not have an EGM and sack them? Would that decision be up to each community, or Roda themselves? I assume the Administrator runs as a commercial venture - if so then I am sure there would be other Administrators willing to take on the Roda 'contract' , or at least the contract for those communities not satisfied with Marisol etc. The horrendous situation that Kroda and family find themselves in could perhaps be used as a test for any new Administrator - ie. " if you can assist properly with issues such as highly undesirable tenants, then you can be our new Administrator" type of thing.

I was out at Roda, playing golf with friends at the end of May and we were stopped by a marshall while using the path to cross the golf course from Phase 3B, where I am an apartment owner. Like many others we were also told that we would enjoy access across  the golf course. Now common sense should prevail here - the course was virtually empty and we were not in harms way at all. I understand that rules are there for a reason, but the marshall was unfriendly and pretty hostile. While we were there the course, while in excellent playing condition was pretty quiet and you would think the marshalls would want to try and help make people feel welcome, to encourage them to return and spread the word about great Roda is! After all the commercial viability of the whole development - Beach Club included is of paramount importance to every owner and employee at Roda.
