For us was a decision made based on our kids excitment. And still cant fault that, good for kids playing and relatively safe. 

I would only be carefull on choosing the agent. There are few threats here talking about!

I understand as is the seller (Bank) who is not accepting your offer, therefore you should be able to get your full deposit back.

A friend ofmine was a cash buyer a bit longer than one year ago, and once the payment arrangements were sorted it didnt take more than 2 weeks, or so he told me. I guess you just need to lead the agent and the solicitor, instead of the other way round.
