Can't believe how long it's taken me to catch up on everything that's been posted whilst we've been away!!!  I usually check the Forum every day - during the day and in the evening - sad or what?!!!

Anyway, can now update on our snagging visit to the apartments and also give a few measurements that we took.    Generally the finish of the apartments is very good - in our case any problems were fairly minor and easy to spot.   We snagged both apartments and found different points in each of them - one apartment had obviously been painted by a very messy painter and the roof terrace on the other had been done by a very messy grouter!!!

The issues identified on our snagging lists were as follows:-

Apartment 1
Gap/missing  trim to left hand top corner of front entrance door (internal)
Three scratches to worktop/breakfast bar in kitchen
Paint on tiles adjacent to ceiling in bathroom
Paint blobs in several places
Bedroom 1 - glue on door lock

Apartment 2
Chip on front entrance door underneath lock (external)
Scratch on entrance door (external)
Entrance door - reseal gaps on bottom right hand side of door frame
Kitchen - to improve finishing of wall to left hand side of washing machine space where it joins the worktop (basically very rough plastering/painting)
Bathroom - door lock doesn't work
Bedroom 2 - door rubs the tiled floor
Solarium - one cracked tile 
Solarium - gaps in grouting in several places

All of our electric sockets/light switches etc were all perfectly straight - the electrician must have laid off the wine when he did ours!

There was some over-spray from the painting on the door frames and wardrobes but this will easily clean off.  The painter in the first apartment had been a big slap happy though and there were some fairly big blobs!  But all in all, there was nothing really major.  PW apparently have thirty days to deal with the snagging.

Didn't really get many measurements but managed to write down all the light fittings which I have posted on the "lights" thread.  Managed to get the following measurements, if they are of any help:-

Recess under window - 85" wide.

Breakfast bar to side panel next to front door - 7 feet

Space for washer and dishwasher - both 600 x 600 (standard sizes)

Space for fridge freezer - 630 cm wide x 1850 cm high

Bedroom 1 - length (wardrobe to window) 9 feet
                        width 10 feet

Bedroom 2 - length (wardrobe to window) 10 feet 3 inches (according to our calculations we can fit two x three foot single beds with a small bedside cabinet in between them - show apartment only shows 2 foot 6 inch beds)
                       width 7 feet 4 inches

Balcony outside lounge area - approx 79" x 79" plus the walkway alongside the lounge window leading to the little gate.  

Forgot to measure the windows - sorry guys!

Hope this gives you an idea of things to look out for in the snagging and room sizes for furniture etc.

There seems to be quite a lot of silly faults on the snagging. You would think they would check them beforehand as they are supposed to be quality builders. By the way how long do they give you for the snagging was there a time limit or did you just keep going until you finished? and did Parador hold your hand and earn their money?

Debbie,

Thanks for all your help.  Being one of the first to complete, the pressure was on.  You have helped us a great deal with all those unanswered questions. 

Pleased to here that it went almost according the plan for you.  You seemed very stressed the week leading to completion but thanks to all your posts, the rest of us, who follow on, know what to expect.

Thanks Debbie, this is really useful. We are still undecided about whether to do our own snagging- its the return visit to confirm the work is done thats concerning us more than anything.'Popping' over isnt something we can do easily. If anyone could advise on the fees for the various snagging companies we'd appreciate it. Do the fees quoted on the various threads cover the snag and revisit or are these two separate fees?

There was no time limit for the snagging - we were not put under any pressure at all.  Plenty of time to look round thoroughly, take photos and measurements etc.  

I was hoping that Parador would redeem themselves during our completion visit and prove that they are worth the £500.00 we have paid for Owners Club membership.  However, our view still remains that they are completely useless and a waste of money.  All they really provided was a taxi service - could have paid for our own taxis and had loads of change out of £500.00!!

When we got back from collecting our NIE numbers, I told the Parador rep that we needed to go to CAM Bank to sign the mortgage documents.  He told me that we didn't need to go to the Bank and we could sign everything the following day at the completion appointment.  Told him that CAM Bank had specifically said we needed to go in before completion and asked him to ring the Bank to make sure.  The Bank confirmed to him that we must go in - so good job we didn't take his advice!    

Parador will try and sell you their insurance as well - but beware!  Although they tell you that it is a better policy than the Zurich policy offered by PW - it isn't!  It might be 20 euros cheaper but if you ask for a copy of the policy document that sets out all the indemnity limits, it doesn't provide anything like the same level of cover.  For example, the public liability cover is only 150,000 euros whereas the Zurich policy is 300,000 euros.  Parador's answer to this was "well you won't need to use that anyway" completely overlooking the point that if you are renting your property out, 150,000 euros of public liability cover is nowhere near enough.  

PW said that they would send us photographs of the snagging points when they had been rectified - not sure how effective this will be but if anything is not right when we go back over in August, I don't anticipate there being any problem in asking them to sort it out.  They do give you a copy of the snagging list so it will be easy to show if things haven't been put right.

As Mike says, I was feeling particularly stressed the week before completion - mainly because we didn't have the Bancaja mortgage offer for one of the apartments and it seemed to be getting very close to our completion date.  Also didn't quite know what to expect but hopefully as more and more completions take place, things will become much clearer and everyone will feel much more relaxed about it.

Having been back to the resort and seeing the progress made, I am convinced we have done the right thing.  And it was fantastic to come back home and read the long article kindly typed by Mike about the Jack Nicklaus golf course, resort etc.  Sounds very promising!

With regards to follow up snagging apps, ive just been talking with Emma at SnagitMurcia, she said that they follow up with a further 2 visits to ensure the points are rectified. She did not mention about more fees so I assume its all included. I shall check.

Hi Kelly

With regards to the follow up visits there is no extra charge for this. We will do a maximum of 3 visits including the first and then 2 follow ups if necessary. The fees for this service for all properties on Jardines is 250 euros plus 16% IVA.
