Can anyone explain the options proposed for the painting of our homes in Condado as we are supposed to be voting on this issue?

Option (a)

I don’t understand. Do any of you?

Options (b) (c) (d) & (e)

If I understand this correctly we would pay over 600 Euros each to have our properties painted every 3 or 4 years.

If I recall correctly local contractors are already doing this work for 300 Euros?

How can it be the same cost for Vilas, Gardens and Penthouses as each area is support to have its own charges applied according to it individual quota as laid down in the statutes.

I am happy to pay the realistic cost of painting my property, but something looks wrong with this to me?

We should bear in mind that if the complex starts to look tatty because proper painting is not done, it will have an adverse effect on property values. I would be in favour of the extra charge if it means the complex looks fresh,inviting and attractive to potential purchasers.

It needs doing but the price is no realistic. It can be done for a lesser price - has it been put out to tender?

I do agree that we need to keep the place looking good but shouldnt we vote on it once a concrete price has been recieved? Paul

this was first refered to in a news letter oct/nov time . the call for agm was last week. The problem is not enough none residents attend (including myself).

Hi

Looking at the voting  20 euros a month to keep my property painted every 3 to 4 years I dont think is bad, I just dont want the development starting to look shabby!  I love it on CDA and things are getting better everytime we come over.

As to the AGM I went to one once in May spring bank holiday when I was out on holiday and it was a total "free for all" so I have never been to one since. Felt it was a total waste of time.

I would not mind if fees went up if there is a guarantee of painting every three years but I would not want to be asked for a lump sum!

I think 600 euros to paint a 2bed apt is extortionate!

Naranjos 1-6 AGM is on Saturday 24 January.  Regarding painting, the statutes say any quotes for painting are done by areas of the Level 2s not resortwide so it is up to the Level 3s of N1-6 and your Level 2 to find the best quote for our area and then consult with you the owners in these areas!  If you live in Naranjos 1-6 and have not received your proxy, please email me and I shall forward.  Thank you for your support, Denise

hy guys , we have just bought on nanj 6.

1     i totally agre that the area could do with a face lift.

2     i own a buiding firm in uk.

3     the price per apartment is on the high side,,,,,,,, more realistic price 350 euros in my opinion

4     every 4 years would be ample to keep the buildings under control

5    one off payment suits me but maybe not everyone

6    labour ours on apartment in my opinion would be 4 hrs first coat and 4 hours second coat basically one shift as the   drying times will be very favourable

7    at 350 euros i would think that one man 8 hrs labour 120 euro paint 80 euros  150 profit per apartment

8   only in my opinion hope this helps

For those of you that haven’t received the Call to the AGM so far, below is the relevant part you are being asked to vote on.

 

Painting: According to the report produced by the Architect, the painting should start in some properties and common areas. For that, and with the quotes received, Condado Painting & Decorating is the cheapest Company. With this quote we have prepared various options for you to choose in order to achieve this work now

a)  extra fee for saving money for painting, paying a quarterly fee of 15€ to start with the most urgent areas.

b) extra fee for painting in three years, paying quarterly extra fee of 50.25€

c) extra fee for painting in three years, paying annual fee of 201€

d)  extra fee for painting in four years, paying quarterly extra fee of 37.69€

e)  extra fee for painting in four years, paying annual fee of 150.75€

 

As I said in my original post I don’t understand option (a) Do You? Perhaps a president out there can explain assuming you have any better knowledge than the rest of us.

And the other options (b) (c) (d) & (e) look very expensive to me as reputable local contractors are already providing this service at something lick half this cost.

Hi All

Yes it has been put to tender and Condado Painting was the best value there was 3 companys that tendered for it. All the prices were much the same I agree with all of you that it is high but it looks like we are stuck with it. the president from my garden told me all this when i asked questions like you have been asking.

The option A in my opinion is not worth it at all because if you do the somes it will take 10 years to get your apartment painted! Hence it probably will never get done because the owners that care about the look and keeping there apartment in good condition will end up paying for it to be done like a some people on my garden have already done. So if they are only going to do the areas in worst condition then mine  and others will be paying €60 per annum for the empty/company/ apartments that probably dont even pay there community fees.

Good points, like chic-sa says every 4 years is ample and as alll quotes are in the same ball park figure it is difficult to see a way around the cost, but as suggested there should be no profits made from the painting process.

This is surly like painting the forth bridge a never ending cost so why not just employ our own painters as a community and cut out the middle man. Specialist equipment could be hired as and when if not worth buying outright.

I hope this doesn't become a rushed decision, its certainly the first I've been hearing about painting the apartments with a ny seriousness.

 

I think the idea of employing a painter is a good one and makes sense as the apartments will need doing constantly.

Also feel the costs are best paid on quarterly fees.

How doe you vote on this is not in Spain for the AGM?

Condado Painting did our apartment last year. IT cost less than 200euros, how come it's now costing more than twice that.

Could it be called 'jumping on the bandwagon'. Find out what your rivals have bid and come in just under that.

While I fully agree with doing this as a community, like others posters below, feel that 600 euros is well over the top, even taking account of mobile scaffolding if required. The jardines/naranjos/janas villas would be fairly simple to paint, but obviously the penthouses are more of a challenge access wise. Probably need cherry pickers for these properties. As someone else mentioned, there surely must be different rates for each type of property. Some have a much greater surface area than others and some are much easier/harder to access. We need to see how this has all been worked out before we shell out any of our hard earned pennies on this.
