Ref: Facades Repainting Schedule C.P. zp12/Blocks35-44

Can anyone provide the selection criteria for the repainting of the allocated properties.

Are any owners of the selected properties in debt to the community.

When will the remaining properties on Phase 2 be repainted?

In my opinion all properties should be scheduled for repainting, especially if they are fully up to date with community fees. If it's a case of not having enough funds then repainting should be scheduled when there iscsufficientbfunds to reprint the whole community.

We received the P12 Autumn Newsletter on 30th September, in that it said a full repainting programme was commencing this year and that all 26 blocks were included in those plans.  Presumably it has been decided to start at the beginning of the phase and will continue through the blocks until they are finished.  The blocks listed for the first part of the programme are round pool 1.  I don't think it would make sense to select out properties with outstanding fees because that would be detrimental to the rest of the apartments.

Heighington - there is no special selection criteria. As discussed at the AGM in April this year all properties on P12 will be painted over the next 2 years. We are just starting at Block 35 and working our way through the whole community. Each block takes about 10 days to prepare and paint - it is purely the schelule that is driving the order.
We are trying to avoid UK School holidays and obviously cannot paint when it is too hot in Spain as this would affect the application of the paint.

It would not be sensible to exclude any properties owned by debtors as this would be detrimental to the maintenance of the whole block - and would look extremely stupid to boot with the odd apartment not painted.

You should have also received a second email from Resortalia last week outlining the actual schedule (copied below).

If the contractor for this 1st tranche does a good job, then we will continue with them for the 2nd tranche around Pool 2 in March 2015; pause for the summer and then continue with the 3rd tranche round Pool 3 in the autumn of 2015.

I know the president has PM'd you but hope this answers your query and I have posted the info here for all owners on P12 to see. The info is also posted on the P12 Community website www.rodagolf-p12.com. If you do not have access then all you need to do is fill in the form on the home page and this will be actioned as soon as your ownership has been checked.

Painting moves apace - and blocks 35-37 are fully completed.

However, the schedule has been changed - as all owners on Community P12 will have been informed - to make more efficient use of heavy machinery that has to be used.

The plan is now to do all the facades facing the pool and then complete the outsides after that.
The grass is suffering somewhat - but this will all be repaired by the contractor.

It looks as though Pool 1 will be completed on schedule - even though some days have been lost due to the weather.

Eraly reports from owners are that the contractors are doing a good job - so it is highly likely that we will continue in the Spring to Pool 2.
