Hi all

we have just returned from a great week on CDA and I played the course for the first time & was really impressed with it.  I know last summer there were rumours of a temporary club house being built, and also speculation as to whether the old PW sales office would be converted but nothing seems to be happening.  Has anyone got any information on the Club house or lack of it?  For me, this is key to the resort as it will attract more people to it & to come back.

Looking forward to my next round out there in a few weeks time.

 irm ( the consortium of banks) have purchased the land to build to the clubhouse from polaris. a temporary clubhouse will not be built , however it is hoped the works to buld a new permanent clubhouse will start soon. olagolf are aware  this is of maximum importance.

they have been saying this for years..!!  for forseable future the club house will continue to be the clover or your apartment

 

IMO we wont see a club house until we see the surrounding area being built on  with paramount for example.  why would they waste hundreds if thousands of Euro's on a club house when there isnt the revenue on CDA to get the cost of building and running costs back..

rich, your completly right, they wont spend all that money on a clubhouse, for a marginal increase in green fees.

Maybe in years to come a new developer will pick up were Polaris left off, but I cant see it coming in the next 5 years.

If the banks are considering selling the course at some stage they are doing themselves no favours not building a clubhouse.  Maybe they are just waiting for some favourable indicators that things are improving.

If they built a clubhouse at the moment they'd have a monopoly on dining out on CdA and would no doubt take a huge chunk of bar business.

They would also bring in a lot more green fee players from off CdA.

I agree they probably wouldn't generate revenue in the short term to fund the cost of the clubhouse but I doubt any golf course would have that as the sole consideration.  If they want to sell it at some stage they need a golf course.

There is a bit of the chicken and egg argument....they want the course to produce revenue to justify the cost of a clubhouse, but the course will never produce that revenue while there is no clubhouse

if they built a new clubhouse it would help them more apartments hich they currently own and pay cc on.

Makes sense for them to enhance the resort with a clubhouse.

I disagree mate - you have speculate to accumulate.

The golf course will be making them money as we speak and so would the clubhouse.

Yes there is the initial outlay which will be huge and due to this reason I am with you in terms of I don't think

they will build it. My point was a clubhouse would help them sell more apartments which would relieve them of their

cc comitments. You do the math on how much they will be paying per month if they have 360 empty properties.

If they all stay empty that does not make financial sense.

That will be the long term stratagy for the banks, they really dont want to own the golf course, they just had to take it off Polaris in exchange for debt.

Running a course is not part of any Banks long term plans, I would also imagine that the course is probably running at a loss, when you consider how much all the staff and maintaniance.

As soon as there is a reasonible offer on the table they will be glad to "Off Load" the course.

Golf courses are normally built to help builders sell property, people like a nice view. So on a plot of land without a sea view, a golf course allows builders to charge a premium for their properties. I would expect that a great deal of the courses in Murcia are currenly not making a profit.

The banks will never build a Clubhouse. They are not likely to make any money from the course. I assume that they even have to pay Olagolf the balance between the greenfee income and the maintenance cost. The course needs a new owner, the bank have no qualifications or desire to run the course.

I remember reading that there was a max % of land that could be developed into apartments etc and the rest had to be fields/golf courses/parks etc.    Golf courses are a good way to do this and generate revenue.

Until the banks realise that building the clubhouse will make them money I agree we may be stuck without one for awhile.

Also agree the banks won't be interested in running the course long term and probably don't want to put any cash into it.

I do disagree that a clubhouse won't generate revenue.  I think the running costs would easily be covered by increased green fees and food/bar revenue.

A golfcourse without a clubhouse is worth a lot less than the building costs of a clubhouse so I don't think they'll lose out in the short term if they want toi sell, or in the longterm if they keep the course.  Its like a course with 17 holes, building the 18th enhances the value of the course more than the cost of the hole.  Thats why we need the 19th.

Hi, it could be nearly any figure. But I think that for a superb course like the one on Condado we are talking 7 figures in Euros. That is for a permanent one.

you could be looking at a price way into the Millions..

and who in there right mind would pay for this at the moment..  Nobody...  I dont care what anyone says about a club house will bring  more golfers in, thus push revenue up.  yes it may do but not to the extent that CDA needs and it sure as hell wont cover the running costs of the club house and golf course,   you only have to look at la Manga to see this,  they are struggling..  Look at La Torre  they have a club house and its well established.  each time we go there the course is empty..  how can they be making a profit?

without investment in the area it wont ever happen.. The club house wont happen, the Oasis will never happen, the shops in Al Kazar wont happen..  we are just going to have to put up with what we have, and hope that paramount does happen..  

People are already moaning at the green fee prices.  imagine what they would like if a million euro club house was built...

A million euros wouldn't touch it!

Olagolf were quoting 400k just for temporary clubhouse. At a guess one like Hacienda would be nearer 5 mill.

There may be other ways of raising the finance as in England. Maybe hotel chain or brewery?

I'm no expert but I am sure things like this are done by big companies.

Bottom line, there are not enough visitors and we are in the middle of nowehere, if Paramount happens, which I doubt, then maybe! However I am happy to bet anyone that there will be no clubhouse on Condado in the next 5 years!

Pity they couldn't renumber the course holes and use the old sales office as a temporary clubhouse!
