We have a ground floor apartment on phase three. I was completed with a patio outside the living room, but not outside the bedroom, which looks out over the pool and gardens. because the area outside the bedroom door is shaded and had no patio, it quickly became an eyesore, always damp or in puddles. We wrote letters to Roda, housing, community etc and visited the site office reguarly when we originally completed, back in 2008, with no response.

Last summer we managed to get the attention of someone on site and a maintenance guy removed the spray heads from the underground watering system by the door, but this really didn't solve the problem. Mosquitoes were a real problem in the puddles that formed and it wasn't great for renters. We have therefore had a small patio built, with matched tiles. Ours was one of the only apartments that we could see without such a patio.

We have today received an extremely stroppy letter from Roda saying that unless it is removed, legal action will be taken. I do not want to be involved in a legal fight or even worse legal costs, but has anyone else had this sort of issue?

I really cant believe what you are saying!!  I am sure what you have done has improoved the look and not hurting anyone. Surley they have better things to be doing.

Can I ask was it your indirvidual community that is complaining or Caladona?

There is a very simple solution to this you should find other properties that have the patio in place, photograph them, and then advise housing that other properties have the patios in place

I have a GF apartment on phase 3 complete with patio from the bedroom. I thought all apts had this? Obviously not. I would suggest having a walk around and take some photos of other apts.
