So far you have approx 11/12 owners pretty keen on the basic idea of opening up sports area for the owners etc. coffee shop, bar gym, a wall here and a car boot there. How will you get on if the other circa 2500 owners have their own ideas of maybe a wall over there, bar there, wifi over there. and how will the other circa 2500 owners find out about this cunning plan??? Also what about the masses that complained the the communities fees were too high and needed to be reduced, how will they react when you tell them they have to pay more than the original community charge figure? (2500 x 120 euros p/yr = 300,00 euros....... not sure this will be enough to pay for the set up, buy equipement, insurance, rent, staff, utilities, accountants, solicitors etc to run and maintain a 5 star sports centre) What happens if only half the owners  are interested and want to pay and the others won't and don't?

A great idea but a bit impractical, you cannot run a business by commity. What ever happened to the crowd that ran it before, do you think they would be interested?

By the way I really am all for a quality well run sports areas and would be willing to pay for the right facilities!! ( no bingo or car boot though)

Why wont the banks sell??  This would be better for us as we would be able to alter the building to whatever. If we lease it our options will be limited as to what alterations we can make., assuming the rules are the same  in Spain as they are here.

Yes Phils idea  is a brill idea but and there is always a but , can't see this taking off for at least 12 to 18 months as feasibility  studies, costings and market research will have to be carried out and you all know how slowly the spanish work. We could offer discounted monthly rates for the employees of the council of Alhama/Millenium/PW sales office people for them to use at lunchtime/after work/weekends etc, just another way of making regular income, the hall that some people talk about could be used as a  mini conference room, there are loads of things we could do to generate income.

The idea sounds good in principle.  I am definitely behind the idea of a social club venue.  If a gym can be done for a reasonable cost I'd vote for that but personally could live with a bigger social area along with the squash/tennis courts.

I do agree that while residents/owners could be used to help out it may be best to have at least a paid manager (maybe part time) or part time bar staff during busy times.  Obviously could be tailor made for a spanish/spanish speaking resident with relevant experience.

Daniel's -apparently 'the crowd' that ran it before were Polaris in one of their other company name guises. I asked about that the week we heard what PW still owned and didnt own.

I imagine the Presidents have to have an EGM to see if they all agree the idea- probably once some figures are forthcoming. After that all the owners can be canvassed on their opinion.

Maybe the Banks consortium dont see the area selling or its not high on their agenda. On another thread a little while back it was commented that Polaris plan to buy things back if/when finances improve for them so that could be why it would only be offered to the community as it keeps the area within the hold of the resort and a lease would have an end date.

Although the suggestion would have many difficulties to overcome it does at least open a door to the possibility of the sports zone reopening.

Hi All

I cannot understand why I missed this thread utill today

As we  are in Jardin5 & can see the sports area from our bedrooms I would be keento see the "surgery" & sports area back in full swing.

Lots of  people moaned & groaned about Herbert ,but as I always say " better the devil you know"

We too would be happy to add our euros if it its financialy feasable

Does any one know how the spanish community on Condado feel.

I have to agree that a good manager with all the relivant work expeience is essential.

Is there anyone living in Condado or nearby who is retired but able to take on the post for a reasonable fee.

I would live on Condado for a fee but do not have any ideas on how tho run anything like that, so sorry guys & galls

This is a fab idea and could only be a positive step!

As for the thoughts and opinions of 2,500 owners and what they want to see these facilities being used for, particularly the hall, then I think good old fashioned market research and votes have to be the winner!

I agree that there should be a very good manager overseeing this, but that doesn't mean to say that this person is not already part of the community and willing to undertake the task.

I for one would be more than happy to pay more each month, so that we have use of these facilities.

I look forward to hearing more on the subject, once all costs etc have been taking into account.  

As for the limited funding, I'm sure that with all the facilities it won't be long until the project is self funding and even profit making, providing it's done right.

This one has gone very quiet any is there any news on this and could someone who's out there now let us know what the actual situation is if you want to play tennis. Is there legitimate access or do you climb through a hole in the fence?

Sport Zone remains officially closed so you can use it at your risk you will be tresspassing and not insured.

The Presidents are Negotiating with the banks for a lease but it is not a simple process.

Once there has been a breakthrough it will be anounced.

I would be keen for something to be done with it too. What a positive thread this is!

Small gym, bar/coffee shop, meeting/social room available for stuff(aerobics, spanish lessons, talks, parties etc etc). It could be the 'hub' of Jardines area and does'nt have to be 24/7, off peak months could have reduced hours so we are not wasting staffing/running costs. I think a nominal charge for these facilities would ensure respect and hopefully keep standards high.

Personally I would love a book/DVD exchange or library too (I know they can look scruffy but you can hide things in fitted shelving! Again with a nominal fee to join?! I think the idea of reducing the bar size in favor of more useable space is also sensible.

I think as long as the person running it is professional and accountable it won't detract from the high end feel of the resort. If it lies empty for the next 3 years I think it might be bit of an eyesaw and embarrassment for the resort!

Oh and one final thing, yes, we'd all want different things from this but if someone is employed and is wiling to organise this we should support their final decisions rather than criticise (even if I dont get my books)

Anyways - you have my vote!

Hi all,

I do hope all owners can support this, as it is a way forward for the site. I am sure some will have a moan or two but on the whole it is best fro the community.

Having said this, I do feel a little let down by PW, as on LT you do not have to pay! and when we bought we were told the facilities would be there. In the interim, it is a shame that we are unable to use the courts. My local park has tennis courts which are un supervised and used very well? why can't these?

Like I say I am more than happy to pay my share, and hope that this moves forward, it is just a shame we are having to do it.

So lets support it.

can the squash courts be accessed

was bringing rackets over in August however; if you cant get access then theres no point i guess.

if the door to the court is open and you just use it surely this is ok ?

does anyone really know what is going to happen with this area?

Hi,

when i was over last ( few weeks ago) no. All doors and access ware closed!!!!!

Big shame I feel, as this asset can not be used, even thou we probably have all said to our friends family and renters it will be available?

Frustrating isn't it.

We arrived home a week ago- throughout that time we were at Condado the courts were being used. However, that was because a gate is open at one end and there's access through the fencing at another. I also believe a squash court is open (if anyone has the stamina to use it in the heat!)

Not ideal, and I say this from the point of view of someone who has friends using the apartment and when they originally sorted their dates before Xmas the gym and courts were open legitimately and were a specific reason for them to use the resort, but at least there is some access.
