Hi All,

Back from a long w/e on Condado last night.    Just to let you know that on Sun & Mon it has actually lashed it down for 48 hours none stop & has continued to do so today I understand.  In over 25 years of visiting Spain, at various times of the year, I have never seen rain like it.  Torential, does not do it justice.     The course was flooded, the lakes almost full........but the main reason for the thread was to get all those with a top floor Penthouse or Jardine to check with your respective key holders for potential leaks / damp patches.    We have had a re-occurence of damp patches appearing on the walls below the window in the front bedroom - but much worse this time.  Thankfully being on -site I could witness where the damp patchs were & organise an inspection / repair with customer services & my keyholder  etc. 

Still enjoyed the w/e.....lovely hot day on Friday, visitied Lorca, Hacienda del Alimo & watched United beat Stoke on Sat before dinner at the Caverna (good meal again).......beforre the heavens opened during Sat night.......from then on it was like being in Blighty in Jan.......only wetter!!

Anway...get your places checked out as soon as possible

Calling all penthouse owners.

We have a second floor block eleven penthouse and have just been advised by  our keyholder that there are severe leaks through ceiling of the front bedroom( with terrace over). This leak has been 'repaired ' by  Polaris twice before, the first time prior to completion. Are we alone with this problem or was the rain so intense this time that  there is a general problem?

Polaris reaction this time, following reporting of the leak was to say  we should take up the matter with by our insurers. We are af course challenging this,  and await there predictable response with interest

 Has anyone researched the legal route for recourse against Polaris?

Luckily our key holder Carol ( angel babe) contacted us via a thread from Arlene.

Not had a chance to tele Carol but presume that we either were very lucky & have not incured any damp or damage or Carol has done a great moping up job

Oh crap.....!

Not even an owner yet and potential problems.....is it not suppose to have millions of days per year of sun sun sun. in that area?

Na seriously, i hope everybody's property comes out of this unscaved....fingers x.

Hi Anybody

   Does anyone know how the gardens faired in all of this rain we are in the end one ground floor in the NARANJOS N749, curently polaris still have our other key and we are about to sort a key holder out next time out.

 

Any news would be good.

I'm in Naranjos 7 (ground floor) and have been told that I have water damage in the front bedroom, under the balcony. Apparently Jill and Terry had to put a hole in the ceiling to release lying water!

I'm just about to ring Polaris, but I have already been warned that they are telling people to contact their insurers. This doesn't seem to be an isolated problem so surely Polaris are obliged to repair the damage?

By the way, I think all the keyholders deserve special thanks here.  They have gone way beyond their duty in mopping up and even contacting Polaris on our behalf.

I'm in NARANJOS 4 N315 - have just been notified about the rain carnage!

Would appreciate whether anyone has any update on N4 - I dont have a keyholder (other than PW) so would appreciate anyone there maybe having a quick look. we're arriving 21st October with the family but would prefer get out in advance if at all possible if things look bad.

  Any body near N749 please look that said when the shutters are down on the bedroom would not be able to see anything, as for insurance if water has come in then dont we have some gaurantees on buildings only had the place 10 months. Uk give 10 years, and surely this would be a structural fault!!!!!!!!!!!!!!!

Polaris do give us a 10 year builders warranty - apparently.  It is like pulling teeth trying to get them to do much though.  I would query what this 'warranty' is supposed to cover as these leaks are clearly due to poor workmanship and nothing else (well - except the rain I suppose!!)  Arlene

Basic building standards ensure all buildings should be wind and water tight when handed over. Anything other than this is a snagging issue even if outside the 12 month period Polaris mention for highlighting any problems.

I think we all need clarification on the '10 years builders guarantee'.  What exactly does that statement mean?  Whilst something may well be wind and watertight when handed over, if a gable end then collapses surely that falls under the builders responsibility?  Where does this responsibility start and end?  Should it be down to our insurers to cough up?  Whilst we are all aware that certain caveats exist during the buying process - especially in a foreign country - I think most of us assume that something as fundamental as rainwater p***ing in a few weeks or months after completion should fall to the vendor to make good.  Only my own thoughts but if I were one of the more recent completers I would be standing my ground on PW sorting this debacle out.  After all - they put right the Jardines leaks under the internal recess from outside stairwell leaks last year.

If its anything like Uk builders 10 yr guarantee. Its not worth the paper it is writen on

Lets hope Spanish law is different to the UK law.
