Hi All,

Can anyone tell me how the work is progressing on La Isla, as I have just heard that PW have said at least 12 weeks until completion. Looking at some of the photo's it seems further away than that.

Also There seems to be some negativity towards PW concerning community charges and other matters.

Am I being paranoid as a first time buyer as these problems are the norm out in Spain.

I used to work for a Spanish company in the UK and I know what they can be like, all laid back until the very end and then rush rush rush.

Any comments would be greatly appreciated to relax my mind, although I'm thinking of coming out to look for myself any suggetions on B&B's.

Cheers

Out at Condado at present.  La Isla looks pretty well on, 12 weeks would not surprise me for the first completion dates.  The community charges have been set at  110e to 130e.  As I understand it the management will be taking 130e from the bank accounts of those already completed.  I would advise everybody to budget for 130e per month.  It is not often in this life that prices are reduced, even in the current times of deflation.  This community charge will be back dated to the date of completion.  There are some rumours that the fees for 2008 will be charged at a lesser rate of 20e to 40e per month.  I do not have any knowledge of where this figure comes from.  Around 30e per month would br fair for 2008 as there were no facilities and to date there are still very few facilities.  I must add that fairness and Polaris World are not two phrases I would normaly put together.

Hi Ya All

I am new to this forum and appreciate all the comments on it, can anyone tell me whether Las Isla is a complete sell out or not, I've heard different stories? David and me have bought on Las Isla and wondering if we have done the right thing a bit late in the day I know, but like many others we bought off plan. Are any of the facilities up and running out there, such as supermarkets etc. We are trying to sort out a mortgage at the moment but as usual everything takes more time out there. Does anyone recommend the builders mortgage and if so why.

Cheers

Hi Jane and David,

Welcome to the Forum!  I see you are from South Yorkshire - we are in Doncaster, where are you?

At the time the apartments were released, there were reports on various websites that they were sold out within the first couple of weeks!  I am sure what you are experiencing now, in terms of second thoughts, concerns, etc, is just the same as the rest of us have experienced over the last six to twelve months!

Although there is not much in the way of facilities at the moment, the Foro is due to be completed in around May 2009 and the golf course later this year, so that will make a huge difference.  Even without the facilities, the resort is a fantastic place to spend holidays!

The builder's mortgage is certainly worth considering as you save money on valuation fee and other legal fees.  However, it is also worth considering other options and deciding which is best for you.  There are several threads from other owners recommending mortgage brokers etc.

If you want to get in touch for any further information or to meet up for a chat, our details are on our website (see below).

La Isla looks to be on target for completion, but the Oasis shopping centre that was supposed to be next to it has been shelved until the economic situation changes as businesses are unwilling to invest in the current climate. This problem is amplified by the small number of full time residents on Condado, although I suspect it would attract people from near by Camposol.

Well prices on Foro as well as Oasis will have to be competative for any trader to survive

Other Polaris resorts charge €4 for a pint.. in Mazarron or even camposol you get it for less then 2 euro and most of them are fighting for customers esp out of season.

Ok it has an exclusive feeling but hey...double the price is a bit steep

Sofar the supermarket is not to bad but then Consume is not so cheap.

Most other businesses are struggling as well at the moment so it will take a while before they get people interested in Oasis.  Those who are resident will travel to the bigger shopping centres in Murcia or Cartagena. Cheap, everything you need is there and especially the Murcia shopping center is very pleasant.

I have always been sceptical about oasis/PW ambitions.  Unless they increase the permenant residents, business strugle. Been in the area now 5 years so have seen plenty of dreams go up in closures.

Hope I am wrong though....

The Oasis was meant to be a major tourist and local attraction for the area- another reason for all that parking. If and when they get any golf tournaments the Oasis was meant to soak up the partners of people who aren't interested in the golf and to be a further attraction for Hotel residents if and when they build the Hotel. Its understandable in the current climate if they put it on hold but lets hope its still going to be possible.

The longer term plans for CdA included building around all 3 golf courses so Oasis would prove very lucrative to PW if the future pans out anything as they planned.
