No they're not all horrible people except maybe the fella in the apartment below who was playing loud music all afternoon when we were there last weekend.....the Sitio de Forest Hills community are trying to take legal action against the contruction company for leaving the site in such a shoddy state.

We had a set of minutes from the last community meeting pushed under our door and I've translated as best as I could.  From what I understand the community is not impressed with the finish of the buildings i.e. cracks in walls, broken floor tiles, something about 'bad operations' and 'bad finish on incabadas' which I couldn't translate very well. Therefore the community plan to name the solicitor they will use to take the developer to court!

There's also something in the minutes naming a member of the community has volunteered to sort the communal parking out as it's a bit of a joke especially in the summer when you have to park halfway down the road as there's no space in the car park (800+ apartments but space for only 30 cars?  Eh?)

Another note in the minutes is something about the 'Act of Together Happiness' (it sounds like a Chinese Restaurant!).  I'm guessing this has something to do with the set of 'Rules' that were also posted under the door, which basically requests residents to respect their neighbours and behave in a way which doesn't have a negative effect on the 'morale' of the community.  So no late night hoovering!  Seriously it does say try not to make too much noise when cleaning, don't have the TV/music up too loud, no washing hanging over balconies, no kids playing unsupervised in the communal areas, clean up your dog mess, take your rubbish down to the bins provided and not dump it in the communal areas (obvious to you and me maybe but not to some filthy residents who had been dumping it just outside the main gates).

Finally the last bit of the minutes shows a list of residents who still owe community fees so drop me a line with the number of your apartment if you want to know if you're on there.

I've still got 2 sections of the minutes to translate so I will update if they are of any interest.

An update on my minutes of the meeting translation:-

The residents who appear on the list of Pending Receipts are to receive some kind of Judicial Demand for the monies they owe.  They will also be charged the fees for sending out this Judicial Demand

Our new community president is Khalid Zahy apt 432

Vice President is Sonia Rodriguez Santo Tomas apt 512

The secretary/administrator is Immaculada Rubio Soler who can be contact on 952 206851 fax 952 229218

There's something in the last part of the minutes about the Post Office agreeing to deliver up to FH, and 320 post boxes being installed but the isolated location is jeopardizing something which I couldn't translate.

The swimming pool license application has been submitted by the 'Promoter' and they are waiting for the council to approve

Broken lights in the communal areas are to be replaced and a path which runs along the outer wall of the building is being 'adjusted'

My husband just returned from Forest Hills - had bad news and good nes. The good news was that our flat was beautifully furnished by a guy who we were really lucky to find.  The bad news is that the building is still very dirty, and apparently there's still no license for the swimming pool use.  

By the way - in the promotional papers, given to us by the promoters, there are 2 SWIMMING POOLS and LANDSCAPED GARDENS. Has anyone seen any evidence of thoset?? Has everybody been promised the same as well?

Our flat was initially sold as furnished - but in the end we got only bare walls. Now - yet another surprise: where' the second pool and the landscaped gardens??

Hi Tanya

Good to hear your apartment is looking good!  When do you think you'll get out there to actually enjoy your investment?  We can't afford to get over until maybe early summer but the In-Laws are going over just before Easter again so you never know - they might have some more news for us - I won't hold my breath though!

I'm not surprised that the rest of the site is still not finished.  I think I'd keel over if we went there and something had actually been completed!!

As for gardens, if you go all the way up to the top of the main block (it's only about 8 flights of stairs or 3 different lifts ) we have some plants and climbers underneath where the stairs are to the very top floor apartments which are very pretty when they flower in the summer, but I haven't seen any further evidence of gardens anywhere.

Hi! Does anybody know what we are paying are community fees for? Any upkeep or maintanance in evidence? Would like to hear from anyone who's been there recently! Also - has anyone managed to rent out their appartment?

Hi again! On a more positive note - I spoke to the developers, and they told me that they made an agreement with some maintanance company to clean up the pool, the gardens and the whole site.  Apparently, it should happen no later than in 3 weeks time because that is the deadline when they must give the facilities to the community. Tried to call the community to find out about their plans - but no one answered.

Tanya - that's great news!  Fingers crossed this really does happen - it's been a long time coming!

As for what our community fees get spent on - I can't answer you.  The only thing I could see it being used for in those minutes I translated late last year was for taking people who haven't paid to court.  Like you say - there's no ongoing maintenance of the property at the moment apart from the chainsmoking caretaker who scoops up the dog poo in the corridors !
