Hi all,

I just posted some pictures on the forum. One may look a little strange as it is taken looking at the ground floor patio area. I thought this may be of interest to people as it highlights weaknesses in the Don Juan design. Here the person on the second  floor has washed their balcony the water has been allowed to drain and falls onto the ground below. Now the person on the lower ground floor is treated to a filthy patio. Nice one !!

In this case I assume the person doing the washing was oblivious to their actions, although I never saw them once look to see where the water was going.

Thoughts anyone?

Hi all,

just posted some photos of Don Juan which I thought might interest some people who have not visited for a while.

Fantastic weather, sunrise at Don Juan, you can also see the snow on the mountains in one picture.

C & C, your garden looks great ! !

Swiming pools looking good too !!

I have just posted some pictures of the 2 Don Juan Phase 1 swimming pools which were being worked on last week.

The one in front of Block 10 appears to be being filled up.

Hi Eoin,

we had the same problem and found that the motor was working, but the mechanism was not connected.

I assume that when everyone has keys the developer will finish the assembly on the garage door. It just needs a connecting pin or something.

This was in early November when we last looked, I guess it is the same now.

Hi,

I am hoping to complete next week and have just had notification of the charges from my lawyer.

He states they are estimates, but they are quite a bit higher than I expected.

Does anyone who has completed (preferably on a 2 bed property) have a breakdown?

I expected the following.-

Property value 7% (declared value)

Notary and Land Register 1%

Title deed tax (is this the equivalent of stamp duty?) 0.5% (declared value).

Plus the much spoken about Plusvalue Tax 500Euro

It would be very much appreciated if someone could answer this.
