Hi,

 

We purchased in Aug 04 and completed in Aug 08 - we too have problems with damp caused by leak to terrace above. Promaga are 'fixing' by skim and paint but not a long term solution. Everything else is ok although had some problems with air-con after being connected to main supply.

 

Where did you buy - we are sea views drive,

Help required!
 
We are purchasing a new off plan property through a UK based company. I understand that any future sale of the company will be exempt from any transfer tax. However does the company have to pay the initial 7% IVA on its first purchase?
 
At the moment we have budgeted to pay this – but having looked at some other posts there seems to be some doubt.

 In respect of UK Solicitors the protection afforded to a consumer is a little stronger than suggested in your post. A Solicitor cannot practice in the UK without indemnity insurance. The insurance has to have a minimum of 2 million pounds protection. If a Solicitor practices illegally without insurance, and he is negligent, then the Law Society would pay the damages as well as costs.

Despite this protection the average Sols fees in the UK is about 0.4% of the price. I feel the real problem with Spain is the difficulty in establishing a secondary market when the cost of moving is so high. In the UK stamp duty 1% (for an average price), no stamp on a mortgage, low mortg fees, low Sols fees, no payments to a mayor etc

It looks like being the end of January for us. Have you arranged buildings insurance or is it included within the serivce charge. Have you been told how much the service charge is?

Sorry to bother you again, but cannot get alot of sense from either my Solicitor or Promaga.
