Hi there,
What exactly is a habitacion licence ?
We should have been in our apartment in July as it is finished but the builders are awaiting the licence - any ideas as to what can hold this up and for how long ?
What would we do wothout this site !!!

The "Habitation Licence" or LFO (Licence of First Occupation) is basically the licence granted by the local council to certify that the property has been built to the specifications submitted and is fit for habitation. You should never complete without this licence having been issued - your solicitor will confirm that. Only once this has been issued will you be able to contract your utilities (water and electricity) and, I believe (although am open to correction), have your purchase completed and registered legally.
Try searching the forum for "LFO" or "Habitation Licence" to see what info you can find on this - scary reading in places!
It usually takes a couple of months from the time the developers submit their application for the LFO to the granting of same. So if you know when the builders submitted the application you can guess as to when it will be granted.

Pitby, ever the optimist! A couple of months? So they have a fast track system in Duquesa, do they?
As far as I know, you can complete and register a property even without the LFO, (NOT recommended) but someone posted somewhere else tonight about a rumoured change in the law, making it illegal for banks to issue a mortgage without it. As suggested by Pitby, have a good search around the message boards - there's been loads of discussions about this.
